The Bangalore Development Authority is likely to extend the application deadline for sites in Dr Shivaram Karanth Layout by a month, from October 15 to November 15, 2026, according to a Deccan Herald report. The reason is straightforward: only around 1,700 applicants had completed the full payment process as the original deadline approached, a fraction of the 2,815 general-public sites BDA opened for allotment under its August 31, 2026 notification. We covered that original notification, the court-order caveat on final allotments, and the application process in detail in our earlier Karanth Layout guide; here's what's changed since.
1. What's Driving the Extension
Applying for a site and completing the payment that locks it in are two different steps, and the gap between them appears to be where most applicants are stalling. With roughly 1,700 completed payments against 2,815 available sites, BDA has more interested applicants in its system than it has confirmed payments, which is the typical trigger for authorities to extend a window rather than let unclaimed sites go unallotted. An extension to November 15 gives shortlisted applicants more time to arrange funds, confirm eligibility documentation, or simply follow through on an application they may have filed early and set aside.
2. What Hasn't Changed
An extension on the application window doesn't resolve the other open question we flagged in our original coverage: the Karnataka High Court's order allows BDA to invite and process applications, but actual site allotments remain subject to further court orders. Applicants should continue to treat the extended deadline as more time to apply and pay, not as a signal that the litigation overhang on final allotment has been resolved. The provisional site rate of Rs 64,584 per sq metre for the standard 9x12 metre sites, which make up the bulk of the 2,815, is also unchanged as of this report.
3. BDA Site vs Private Plot: What to Actually Weigh
If you're an applicant deciding whether to wait on a Karanth Layout site or buy into a private plotted development now, the honest comparison comes down to timeline certainty versus price. A BDA site typically carries government backing and lower entry pricing, but on a 3,069-acre, multi-village layout with an active court caveat, possession timelines for a general-public applicant are genuinely hard to predict today. A RERA-registered, BDA or BMRDA-approved private layout trades some of that price advantage for a clearer, developer-committed possession date. In the same North Bengaluru corridor, Sattva Thippapura in Doddaballapura and Vajram Chrysanthemum in Avalahalli are two RERA-registered alternatives worth comparing against a Karanth Layout application on exactly this basis.
The Bottom Line
A deadline extension is a procedural update, not a resolution of the layout's bigger open question around court-cleared final allotment. If you've already applied, the extra month to November 15 is useful breathing room to complete payment. If you're still deciding between a BDA site and a private plot in the same corridor, use the extra time to compare realistic possession timelines rather than treating the extension itself as new information about the project's prospects.
