Search for Sattva Kaveri Siri and you get a dozen pages that agree on the brochure and disagree on almost everything a buyer needs: how big the project is, what a plot costs, and when you get it. The reason is simple. Kaveri Siri was launched in two separately registered phases, and most listings blend their numbers. This review separates them, puts each disputed figure next to its source, and says plainly what we liked, what gave us pause, and who a plot here suits. Phase 2 is still being built, so there are no Phase 2 residents to quote yet.
What We Liked
- A branded, gated layout from Sattva, which lists CRISIL and ICRA "AA Stable" ratings
- 9 to 12 m internal roads, six parks and four entry/exit points
- Phase 1 is complete; the developer's page says OC received and ready for registration
- Entry tickets near ₹28 L* to ₹31 L* for a 600 sq ft plot
- Mandya Railway Station about 4 to 5 km away; the expressway at the town entrance
- Monthly construction updates published by the developer
What Gave Us Pause
- Phase 2 possession is listed as December 2026 by most sources and December 2030 by one
- The headline 25,000 sq ft clubhouse is on the Phase 1 page; Phase 2 lists a "semi clubhouse"
- Stock may be thin: one advisory site marks Phase 2 sold out
- About 98 km by road to central Bengaluru, and limited public transport
- No published per sq ft rate, and no corner or park-facing premium list
Phase 1 and Phase 2 Are Two Different Projects on Paper
Phase 1 is the original layout: 35 acres and 652 plots, registered as PRM/KA/RERA/1267/484/PR/210907/004294. Sattva lists it as sold out, and its Phase 1 page states "OC received, ready for registration". A broker microsite says it launched in January 2021 and has been ready to move since September 2023.
Phase 2 is what is on sale now. It is registered separately as PRM/KA/RERA/1267/484/PR/250225/007523, sits on 22 acres and 17.75 guntas, and has 477 plots from 600 to 2,400 sq ft plus some odd sizes. When a listing says "35 acres" and quotes a Phase 2 price in the same sentence, it is mixing the two. Our project page now shows them side by side.
What We Liked
The infrastructure is specified, not just promised
The developer's Phase 2 page lists 9 to 12 metre roads with street lights and storm drains, underground sanitary and electrical lines, a sewage treatment plant, recharge pits and 24x7 security. A broker page adds an underground sump with a hydro-pneumatic water supply. These are the items that decide whether a plotted layout still works ten years from now, and they are written down.
Open space at the scale of a township
Six parks, a cricket pitch, basketball and badminton courts, a watch tower, a gathering plaza and four entry and exit points give the layout the feel of a small township rather than a row of plots off a highway.
A finished first phase to look at
Because Phase 1 is complete, you can walk real roads and see real houses going up before you commit to Phase 2. That is a stronger position than buying a pre-launch layout from a brochure.
What Gave Us Pause
Two possession dates, four years apart
Most listings give Phase 2 possession as December 2026 onwards. One pre-launch microsite says December 2030 onwards. Meanwhile, Sattva was still posting monthly Phase 2 construction progress in September 2026. We cannot tell you which date is right, and neither can a listing. Ask for the handover date in writing and check it against the Phase 2 RERA filing.
Which clubhouse is yours?
The 25,000 sq ft, ground-plus-two colonial clubhouse that headlines most pages is described on the developer's Phase 1 page. The Phase 2 amenity list names a semi clubhouse, a banquet hall and a games room, with no built-up area. If the clubhouse matters to you, ask whether Phase 2 owners get full access to the Phase 1 building and what the membership and maintenance charges are.
Plot sizes: check the sheet, not the banner
Our project page shows indicative bands up to 3,600 sq ft. The developer's Phase 2 page and every listing we reviewed give 600 to 2,400 sq ft, and none names a larger plot. Take the availability sheet as the final word.
Stock and approvals
One advisory site marked Phase 2 sold out on 31 Oct 2026, and a Reddit poster said very few units were left. A Reddit commenter also claimed the layout falls under MUDA, which no listing confirms. Neither is a reason to walk away, but both are reasons to ask before you travel for a site visit.
Plot Prices by Size
| Plot | Area | Property portal | Advisory site (all-inclusive) |
|---|---|---|---|
| 20x30 | 600 sq ft | ₹27.8 L* | ₹30.8 L* |
| 30x40 | 1,200 sq ft | ₹53.8 L* | ₹59.8 L* |
| 30x50 | 1,500 sq ft | ₹66.8 L* | ₹74.3 L* |
| 40x60 | 2,400 sq ft | ₹1.05 Cr* | ₹1.17 Cr* |
*"Onwards" prices as published; the advisory site's figures were updated 31 Oct 2026. Our project page shows a headline range of ₹29 L* to ₹1.1 Cr*. See the full price comparison and ask for the live cost sheet.
The two columns differ by ₹3 L to ₹12 L per plot, mostly because one is a base price and the other is all-inclusive. On a plot, the extras to plan for are Karnataka stamp duty and registration charges, legal and khata transfer costs, the clubhouse and maintenance deposit, and later your own construction cost. A broker microsite's older listing of ₹21.54 L* to ₹86.16 L* appears to be historic Phase 1 pricing, which gives a rough sense of how far prices have moved.
Location: Mandya, Not Mysuru Road in Bengaluru
Kaveri Siri sits at the Bengaluru-side entrance of Mandya town, with the address Old MC Road, Guthalu, Mandya 571404. Measured by road with free-flow routing from the site, MG Road in Bengaluru is about 98 km (83 minutes), Mysuru Palace about 51 km (43 minutes) and Mandya Railway Station about 5 km. The developer lists the KSRTC bus station at 4.7 km and PES College of Engineering at 6.5 km. Broker pages quote Mysuru at 40 to 45 km, so expect a figure somewhere in that range depending on where in Mysuru you are going. Our location section lists every published figure side by side.
The honest reading: this is a weekend-home, retirement or long-hold location for Bengaluru buyers, and a near-town plot for Mandya and Mysuru families. It is not a daily commute to a Bengaluru office.
Who Sattva Kaveri Siri Suits, and Who It Doesn't
It suits a buyer who wants a branded, gated plot under ₹1 Cr*, plans to build a weekend or retirement home, or wants to hold land on the Bengaluru-Mysuru corridor for several years, and who values wide roads and parks over being close to the city. A Reddit buyer on a sub-₹1 Cr budget described it as one of the few branded plot projects they could afford, which matches what we see.
It suits less well someone who needs to commute daily to Bengaluru, needs a fixed handover date before 2027, or is counting on fast resale. The 20% to 30% appreciation in 3 to 4 years quoted on one broker microsite is a sales claim, not a forecast. If you want a branded plot closer to Bengaluru, compare Sattva Green Groves in Nelamangala and Sattva Ekatra in Doddaballapur, or read our plots vs apartments guide.
Our Verdict
Sattva Kaveri Siri is a well-planned branded layout with a finished first phase you can inspect, and Phase 2 offers a relatively low entry price for a gated plot. The trade-offs are clear once the phases are separated: an unsettled Phase 2 handover date, a smaller Phase 2 clubhouse than the headline suggests, thin and possibly exhausted stock, and a location that works for weekends and the long term rather than daily commuting. Get the cost sheet, the approving authority, the khata type and the handover date in writing, walk the Phase 1 roads, and check the Phase 2 RERA filing. If those answers come back clean, it deserves a place on a plot shortlist. Our booking checklist lists the ten questions to ask.
