1. The Developer: Sattva Group

Sattva Group (formerly Salarpuria Sattva Group) is one of Bengaluru's most established real estate developers, with a large residential and commercial portfolio across the city — including Sattva Sanio, further up the same Old Madras Road corridor. Sattva Songbird extends that footprint into Budigere Cross, East Bengaluru's fast-growing airport-road submarket.

2. Location: Budigere Cross, Old Madras Road

Sattva Songbird sits opposite KRN Complex on NH-75 (Old Madras Road), Budigere Cross — around 300 metres from the highway itself, and within the broader Whitefield-Budigere growth corridor. Key proximity metrics from the project's own location data:

3. What You Actually Get — and Why the Source Material Disagreed

Sattva Songbird Phase 2 covers 4.33 acres with 381 apartments across 2 towers, keeping approximately 84% of the land open, and offering 3 dedicated clubhouses with 50+ amenities. That much is consistent across the developer's hero copy, stats strip and specification sheet.

Where it gets messier is the unit mix. The marketing microsite's own text claims "Premium 2 BHK and Luxury 3 BHK only," plus one unpriced "4 BHK — Call for Price" card with no floor plan behind it anywhere in the source material. But the project's actual floor-plan brochure — the same kind of stamped, dimensioned sheets builders hand out at site visits — tells a different story: genuine Studio, 1 BHK and 2.5 BHK layouts exist in Tower 1 and Tower 2, none of which the marketing text mentions at all. We've built this review (and the Sattva Songbird project page) off that verified floor-plan data rather than the marketing copy, because a stamped floor plan with a real unit schedule is a more reliable source than ad copy.

At ₹1.56 Cr for a 1,268–1,280 sq.ft. 2 BHK, Sattva Songbird works out to roughly ₹12,200–12,300 per sq.ft. — a reasonable entry point for the Budigere Cross / Old Madras Road corridor given its proximity to Whitefield and ITPL, though buyers should independently verify current pricing given the source discrepancies noted above.

5. Possession Timeline

Sattva Songbird Phase 2 is a new launch, currently under construction in a single phase. An exact possession date wasn't published in the source material we reviewed — please enquire directly for the current construction schedule and RERA-mandated completion date.

6. Legal and RERA Verification

At Luxura Habitat, no project recommendation is made before legal verification — and this project is a good example of why that matters. The source material we reviewed contained two different RERA numbers for what it called "Sattva Songbird Phase 2": one used consistently in the hero section and footer, and a second one, quoted only once in an FAQ answer, that turned out to already belong to a different live Sattva project (Sattva City) in our own records. That second number was a clear copy-paste error, not a legitimate Phase 2 registration.

Our Honest Assessment

Sattva Songbird's underlying fundamentals are solid: a well-known developer, a genuinely broad Studio-to-3-BHK unit mix backed by real floor plans, 84% open space and a location on the Budigere Cross corridor with practical access to Whitefield and ITPL. What stood out during our review, though, was how much the developer's own marketing microsite text diverged from its own floor-plan brochure and RERA documentation — different unit counts, different size ranges, and two different RERA numbers for the same phase. None of that is disqualifying, but it does mean this is a project where the standard "verify before you book" advice matters more than usual. With RERA registration PRM/KA/RERA/1251/310/PR/270326/008557 now confirmed and construction underway, Sattva Songbird is worth a closer look for buyers targeting the Budigere-Whitefield corridor — just insist on the verified floor plan and RERA number, not the brochure copy, before signing anything.
