Adissia Regal Arch Review: Price, RERA & Plot Sizes

Adissia Regal Arch grand British-style entrance arch at dusk, Neelambur Coimbatore

Adissia Regal Arch is a fully gated, British-themed villa plot community from Adissia Developers Pvt. Ltd. in Neelambur, on Coimbatore's eastern edge near Kathir Engg. College. It is a DTCP-approved, Tamil Nadu RERA-registered layout of 168 plots on 10 acres, and it launched at a pre-launch price from ₹23 Lakh per cent. This is our independent review: what the developer has confirmed, what the numbers actually mean for each plot size, what to check at this stage, and who we think the project suits.

If you only need the headline facts, here they are. Everything below is taken from the developer's own project overview and launch material, with our calculations clearly marked.

1. What Adissia Regal Arch Actually Is

The simplest way to describe Regal Arch is as a plotted layout that has borrowed the presentation of a high-end villa project. You are buying an open, DTCP-approved residential plot and you build your own home on it. What makes it different from most plotted layouts in Coimbatore is the common-area design: the renders show a British-style grand entrance arch with arched windows, a crest and lantern lamp posts, formal lawns edged with clipped hedges, and avenues lit by period-style lamp posts. The developer markets it as a "British-themed superior villa plot" community, and the theme carries through to the launch creatives, which use a Big Ben motif.

Underneath the theme, the planning numbers are straightforward. There are 168 plots on 10 acres, under 17 plots per acre before roads and open spaces are deducted. For context, the same developer's Adissia New Meadows layout in Kovaipudur places 225 plots on 11.51 acres, with smaller plots of 2 to 6 cents. Regal Arch is a lower-density layout aimed at buyers who want a full-size villa plot rather than a compact one.

2. Location: Why Neelambur

Neelambur is the point on Coimbatore's eastern side where Avinashi Road, NH-544 and the city bypass come together. That junction is what drives most of the project's location pitch. The developer and listing data give these reference times:

  • Coimbatore International Airport: ~10 mins
  • Kathir College of Engineering: next to the project
  • Kathir College of Arts and Science: ~4 mins
  • GRD-CPF Matriculation Hr. Sec. School: ~5 mins (4.8 km)
  • Dindigul Thalappakatti restaurant: ~5 mins (2.5 km)
  • KPR Tech Park: ~9 mins
  • Sri Rani Complex: ~9 mins (7.9 km)
  • PSG iTech: ~10 mins
  • Thottipalayam bus stop: ~12 mins (10.3 km)

The project's location map also marks PSG College of Arts and Science, PSG Tech, the Sitra area near the airport, Fun Mall, Annapoorna, and Singanallur bus stand and railway station. The developer highlights direct access to NH-544, easy connectivity to Avinashi Road, quick access to Peelamedu and the city's IT corridor, and a position on the Coimbatore to Tiruppur industrial corridor. Sri Sakthi Tech Park is also close by.

Two infrastructure items are worth knowing. On the positive side, the 28 km bypass is set for a 4/6-lane upgrade intended to ease traffic and reduce accidents. On the uncertain side, the announced extension of the G D Naidu flyover from Goldwins is under review and should not be counted on. And on the negative side, traffic congestion and lane safety on the highway stretch near Neelambur are a genuine concern that locals raise, so visit at peak hours before you decide. We cover the micro-market in more depth in our Neelambur plots and Avinashi Road investment guide.

3. Plot Sizes: Cents, Square Feet and What You Can Build

Coimbatore plots are measured and priced in cents. One cent is 435.6 sq ft, so the developer's plot sizes convert as follows:

Plot SizeApprox. AreaTypical Use
1.5 cents~653 sq ftCompact ground-plus-one home
4.5 cents~1,960 sq ftVilla with garden and car parking
6 cents~2,614 sq ftLarger villa footprint
8 cents~3,485 sq ftPremium villa with garden, parking and room to expand

The developer offers two kinds of plot: a compact 1.5-cent plot that gives the layout an entry price point, and villa plots at any size from 4.5 to 8 cents, which is where the "villa plot" positioning really applies. The table shows sample points in that range; ask for current plot-wise availability before you shortlist.

4. Pricing: What ₹23 to ₹28 Lakh per Cent Means for You

The developer quotes a pre-launch price from ₹23 Lakh per cent and a budget band of ₹23 to ₹28 Lakh per cent. That converts to roughly ₹5,280 to ₹6,430 per sq ft. Applying that band to each plot size gives these indicative totals (our calculation, before any premiums or statutory charges):

Plot SizeAt ₹23 L / CentAt ₹28 L / Cent
1.5 cents (~653 sq ft)~₹34.5 Lakh~₹42 Lakh
4.5 cents (~1,960 sq ft)~₹1.04 Crore~₹1.26 Crore
6 cents (~2,614 sq ft)~₹1.38 Crore~₹1.68 Crore
8 cents (~3,485 sq ft)~₹1.84 Crore~₹2.24 Crore

The spread between ₹23 and ₹28 Lakh per cent usually reflects plot position: corner plots, park-facing plots and plots on wider internal roads tend to sit at the top of a band like this, while interior plots sit at the bottom. Ask for the plot-wise price list rather than relying on a band, so you can see exactly where your plot falls.

The launch banner compares the pre-launch rate with a "market price" of ₹30 Lakh per cent. That comparison is the developer's own, and we would treat it as marketing until you have checked recent registered values and the government guideline value for Neelambur. For comparison, Adissia New Meadows in Kovaipudur starts from ₹17.5 Lakh per cent onwards (roughly ₹4,020 per sq ft), so Regal Arch carries a clear premium that you are paying for the Avinashi Road location, the larger plot sizes and the themed common areas.

Budget separately for Tamil Nadu stamp duty and registration charges (calculated on the higher of guideline value or sale value), any position premium, legal verification fees, loan processing fees and any layout maintenance charges. Request the official plot-wise price list before you compare options.

5. RERA, DTCP and Legal Checks

Regal Arch is registered with Tamil Nadu RERA under TN/11/Layout/0852/2026, dated 4 March 2026. You may also see it written as TNRERA/11/LO/0852/2026 on portals; both are notations of the same registration. This is a different number from the developer's other Coimbatore layout, Adissia New Meadows, which is registered as TN/11/LO/1533/2026, so do not mix them up when you check the TNRERA portal. The developer also states the layout is DTCP approved.

Our standard checklist before any booking:

  • RERA: confirm on rera.tn.gov.in that TN/11/Layout/0852/2026 is attached to this layout and check the registered completion date.
  • DTCP: get the approval number and the sanctioned layout, then match your plot number, dimensions and road width against it.
  • Title: get a title opinion covering at least 30 years, plus an encumbrance certificate, patta and chitta for the land.
  • Agreement: make sure the booking agreement states the plot number, the all-inclusive price, the payment schedule and the timeline for roads and amenities.

6. Loans and the Buying Timeline

The developer says plot loans are available from 10+ banks and lenders, including HDFC, Axis and LIC, with loan eligibility of around 70%. Plot loans differ from home loans: the loan-to-value ratio is usually lower, tenures are shorter, and lenders typically require a DTCP-approved layout, which this project has. If you plan to build soon, ask lenders about a composite plot-plus-construction loan, which can bring better terms.

The buying timeline is short. Self-funded buyers can complete registration within 15 days of booking; loan buyers register when the bank sanctions and disburses. That is fast for a pre-launch project, and it means you hold registered title to your plot early rather than waiting on construction milestones, which is a real advantage of plotted projects over under-construction apartments.

7. Amenities and the British Theme

The developer offers 25+ lifestyle amenities. The developer's official renders show Windsor Park with a white gazebo, a party lawn and a celebration lounge for gatherings, a netted sports turf, a pickleball court and a basketball half court, a tot-lot play area, an acupressure walkway, a sculpture deck with giant chess pieces, a leisure zone with a pergola, a Tecoma garden and a temple, alongside the grand entrance arch and lamp-lit avenues. That is a sports-and-garden mix rather than a clubhouse-and-pool package; we did not see a clubhouse or swimming pool in the material, so ask if either matters to you.

One practical point on the theme: a British streetscape only stays coherent if the homes built on the plots fit it. The source material does not say whether the developer will impose elevation or design guidelines. Ask, because the answer affects both your design freedom and how the layout will look in ten years.

8. Booking at Pre-Launch: What to Get in Writing

Booking at the pre-launch stage gets you the attractive price advantage, and the usual pre-launch checks still apply. For Regal Arch, get your plot's position, dimensions and road width confirmed against the sanctioned layout, and get the completion date for layout roads and amenities stated in your agreement, since it is not in the source material. One portal lists April 2026 possession and a ready-to-move status, which does not match the developer's pre-launch positioning, so treat it as unconfirmed. Get these answered in writing before you pay a booking amount.

9. Who This Project Suits

Regal Arch fits a buyer who wants a mid-size or large villa plot on the Avinashi Road and airport side of Coimbatore, works in or near the eastern IT parks or the Tiruppur industrial belt, likes the idea of a design-led gated community, and is comfortable buying at pre-launch with the checks above in place. It also suits NRIs from Coimbatore who want a registered land asset close to the airport that they can build on later.

It is a weaker fit for a buyer who needs to build immediately with full infrastructure in place (Adissia New Meadows is ready to construct and cheaper per sq ft), wants a clubhouse and pool, or wants an apartment with rental income from day one. Our Honest Assessment

Adissia Regal Arch gets two big things right: location and plot size. Neelambur's position at the meeting point of Avinashi Road, NH-544 and the bypass gives it access to the airport, two kinds of employment and the city's main growth corridor, and plots of 4.5 to 8 cents are genuinely villa-sized in a market where many layouts sell 2 to 3-cent plots. DTCP approval, an active TNRERA registration and a 15-day registration timeline also put it ahead of many unregistered pre-launch layouts.

The trade-offs are price and certainty. At ₹23 to ₹28 Lakh per cent you are paying a clear premium over the developer's own Kovaipudur layout, the amenity completion timeline is not yet public, and the highway traffic near Neelambur is a real quality-of-life issue. Our view: it is a strong shortlist candidate for end-users and long-horizon investors on the eastern side of the city, provided you see the plot layout, pick your plot position carefully and verify the title before paying. Frequently Asked Questions

It is a villa plot community. You buy a DTCP-approved open plot, either 1.5 cents or 4.5 to 8 cents, and build your own villa on it. The British theme applies to the common areas, such as the entrance arch, lawns and lamp-lit avenues, not to a pre-built house.

The developer quotes a pre-launch price from ₹23 Lakh per cent and a budget band of ₹23 to ₹28 Lakh per cent. That is roughly ₹5,280 to ₹6,430 per sq ft, since one cent is 435.6 sq ft.

The smallest plot is 1.5 cents (about 653 sq ft). At ₹23 to ₹28 Lakh per cent it works out to roughly ₹34.5 to ₹42 Lakh before stamp duty, registration and any position premium.

An 8-cent plot (about 3,485 sq ft) works out to roughly ₹1.84 to ₹2.24 Crore at the quoted ₹23 to ₹28 Lakh per cent band. Corner or park-facing plots may sit at the top of that range.

The TNRERA registration is TN/11/Layout/0852/2026, dated 4 March 2026, also written as TNRERA/11/LO/0852/2026. It is different from Adissia New Meadows' registration (TN/11/LO/1533/2026). Verify it on rera.tn.gov.in.

Yes, the developer states the layout is DTCP approved. Ask for the DTCP approval number and the sanctioned layout copy and match your plot's number, dimensions and road width against it.

There are 168 plots on a 10-acre layout, under 17 plots per acre before roads, parks and amenity spaces.

Booking at the pre-launch stage gets you the attractive pre-launch price advantage, from ₹23 Lakh per cent against a stated market price of ₹30 Lakh per cent, plus first pick of plot sizes and positions. Ask for the plot-wise price list and layout on the project page.

The developer positions it as pre-launch, with plots registered within 15 days of booking. One portal lists April 2026 possession and a ready-to-move status, which does not match the developer's material, so confirm the layout completion timeline in writing.

Yes. The developer says 10+ lenders including HDFC, Axis and LIC finance plots here, with eligibility of around 70% of the plot value. Final amounts depend on your income, credit score and the bank's valuation.

Within 15 days of booking if you are paying yourself. With a bank loan, registration follows the lender's sanction and disbursement timeline.

The developer states there are no separate offers. The pre-launch rate from ₹23 Lakh per cent is presented against a stated market price of ₹30 Lakh per cent, which is the developer's own comparison.

The developer offers 25+ amenities. The official renders show Windsor Park with a gazebo, a party lawn, a celebration lounge, a netted sports turf, pickleball and basketball courts, a tot-lot, an acupressure walkway, a sculpture deck with giant chess, a leisure zone, a Tecoma garden and a temple. We did not see a clubhouse or pool in the material.

The source material does not say. Because the layout is British-themed, ask the developer whether elevation, setback or colour guidelines apply before you finalise your house design.

About 10 minutes. The project is on the airport side of the city, near Kathir Engg. College in Neelambur.

Yes. KPR Tech Park is about 9 minutes away, Sri Sakthi Tech Park is nearby, and Peelamedu and the Avinashi Road IT corridor are a short drive. NH-544 also connects to the Tiruppur industrial belt.

The main ones are a higher price per sq ft than the developer's Kovaipudur layout, no stated completion date for layout roads and amenities, and traffic congestion on the highway stretch near Neelambur.

New Meadows in Kovaipudur is ready to construct with 871 to 2,613 sq ft plots (2 to 6 cents) from ₹17.5 Lakh per cent onwards, roughly ₹4,020 per sq ft. Regal Arch in Neelambur is pre-launch, with villa plots of 4.5 to 8 cents (up to about 3,485 sq ft), a British theme and a price of roughly ₹5,280 to ₹6,430 per sq ft.

It can suit NRIs from Coimbatore who want a registered land asset near the airport to build on later. Use a power of attorney carefully, get an independent title opinion, and route payments through NRE or NRO accounts as your bank advises.

Adissia Developers Pvt. Ltd. is a Coimbatore-based developer of plotted layouts. Property portals list it as established in 2005 with 11 projects, including Adissia New Meadows, Adissia Vivaana and Adissia The Crown.
