In the Devanahalli real estate corridor, villa plotted developments have become the go-to product for high-net-worth and NRI buyers. A quick definition before we go further: a "plotted development" means you buy a serviced piece of land inside a gated, master-planned community and build your own home on it, as opposed to buying a ready or under-construction apartment. Among the plotted projects on this corridor, Assetz Palmscape on IVC Road has generated the most genuine buyer interest of any project we track here. This is an independently written, deep-dive review covering the developer, the location, the plot configurations, what we could verify on pricing and RERA, and our honest read on where it fits an investment portfolio.
1. The Developer: Assetz Property Group
Assetz Property Group was established in 2006, giving it close to two decades of continuous operating history in the Bangalore market. In a market where a huge share of buyer risk comes down to whether a developer actually delivers what was promised, on time, and with clean paperwork, a name that has been operating this long carries real weight. Assetz positions itself on engineering quality, transparent documentation and clear, transferable freehold titles.
This matters more on a plotted development than on almost any other product type. When you buy an apartment, the developer's due diligence covers the building. When you buy a plot, you're relying on the developer's due diligence for the land itself, the conversion status, the layout approval, the title chain, because you'll be the one building on it later. A developer with a long, visible track record is a meaningfully lower-risk counterparty for that kind of land transaction than a newer entrant with no history to check.
2. Location: IVC Road and Why the Infrastructure Pipeline Actually Matters
Palmscape sits on IVC Road, a corridor whose investment case rests on three infrastructure projects that are already under way, not merely sketched on a masterplan brochure:
- Kempegowda International Airport (KIAL): ~10 km, roughly a 15–20 minute drive. KIAL's Terminal 2 expansion is being built toward a capacity of 45 million passengers annually, which is expected to directly generate 40,000+ jobs in the immediate catchment by 2028: each one a potential tenant or buyer within realistic commuting distance of this corridor.
- Devanahalli Town: ~5 km: everyday retail, hospitals and civic services without a long drive into the city.
- STRR (Satellite Town Ring Road): a planned 280 km orbital highway, with the Devanahalli–IVC Road alignment currently in active tendering. This is the single biggest lever on this corridor's long-term value, and it's worth understanding why: once operational, it connects Devanahalli directly to Whitefield, Sarjapur and Electronic City without routing through central Bangalore traffic. That removes this corridor's biggest historical objection, distance from the IT job clusters, for a large share of Bangalore's workforce, not just airport-sector employees.
- KIADB Aerospace Park: ~8 km: a planned 12,000-acre aerospace SEZ intended, on completion, to create a second employment cluster on the scale of Manyata Tech Park.
The reason infrastructure timing matters so directly to a plotted-land investment: land values tend to reprice in step-changes around confirmed infrastructure milestones, rather than drifting up gradually. Every confirmed metro corridor in Bangalore has historically delivered a burst of appreciation within roughly 18 months of the alignment being formally confirmed. Practically, that means buyers evaluating IVC Road are really underwriting the STRR and metro-extension timelines as much as they're underwriting the plotted layout itself: a useful lens for deciding how much of your capital commitment should sit at the pre-launch stage versus after key milestones land.
3. The Project: What You Actually Get
Palmscape is a gated plotted development of 450 residential plots. Some headline facts, checked directly against the project's own current listing:
- Total Plots: 450, across a single master-planned layout
- Open Space Allocation: 60%+ of the total land area: well above what most competing layouts in the corridor offer
- Road Width: 9-metre and 12-metre internal roads
- Miyawaki Forest: a dense, fast-growing native-species tree plantation technique that produces a genuine, layered micro-ecosystem within a few years, a step beyond the sparse ornamental landscaping most layouts settle for
- Underground Utilities: electricity and water infrastructure run underground rather than on overhead poles, a safety and aesthetic choice
- Amenities: a clubhouse with banquet hall and swimming pool, jogging and cycling tracks, outdoor sports courts, a fitness zone, a yoga and meditation deck, rainwater harvesting, and a dedicated sewage treatment plant (STP) with underground drainage
Plot Sizes and Configurations
Plots are available in three standard sizes, each suited to a different scale of home:
| Plot Dimensions | Plot Size | Typical BHK Range |
|---|---|---|
| 30 × 40 ft | 1,200 sq ft | 3–4 BHK |
| 30 × 50 ft | 1,500 sq ft | 4–5 BHK |
| 40 × 60 ft | 2,400 sq ft | 5+ BHK |
Note that the BHK count is a function of how much you choose to build on the plot, not a fixed unit type the way it would be in an apartment: this is one of the defining structural differences between a plotted development and an apartment complex, which we cover in more depth in our comparison of Palmscape with Sattva Aeropolis.
4. Pricing: What "Pre-Launch EOI" Actually Means
Assetz Palmscape is currently at the pre-launch EOI (Expression of Interest) stage, with a ₹3 Lakh token amount to register interest. This is worth unpacking for buyers new to pre-launch plotted purchases: the EOI token is not the final booking amount. It's a deposit, typically refundable subject to the developer's terms, that reserves your place in the allocation queue before formal bookings open. Base pricing itself is currently listed as "on request" rather than published on a fixed rate card.
This is normal for a project at this stage, and understanding why developers structure it this way helps set expectations: pre-launch pricing is typically the most competitive per-square-foot pricing a project will ever offer, because prices step up at each subsequent construction milestone as risk to the developer, and therefore to you, falls. The trade-off is that you're committing capital before the layout is fully developed on the ground and before you can physically walk the plot boundaries you're being allotted.
Contact our team for the current, verified price list. We deliberately don't publish speculative price bands for projects still at the EOI stage, because doing so risks giving buyers numbers that have no basis in the developer's actual, current pricing sheet.
5. Legal and RERA Verification: What RERA Registration Actually Protects You From
At Luxura Habitat, we don't recommend a project before completing legal verification, and on a plotted development specifically, it's worth spelling out exactly what RERA (the Real Estate Regulatory Authority, the government body that registers and monitors real estate projects) does and doesn't cover. It's the single biggest structural protection a buyer has against fund misuse or indefinite delay:
- Ring-fenced funds: a RERA-registered project is required to keep buyer collections in a project-specific account, released against verified progress, not free to be diverted to the developer's other projects or unrelated business needs.
- Enforceable delivery commitments: the developer must register the project against a stated completion timeline, with financial penalties if it slips, turning "we'll try to deliver on time" into a legally enforceable commitment rather than a marketing promise.
- Accurate marketing: everything advertised, plot sizes, amenities, open-space percentages, becomes part of the legal project disclosure. Misrepresenting it isn't just a reputational risk for the developer, it's a compliance violation with real penalties.
- A public record you can check yourself: once registered, anyone can independently verify a project's status, approvals and complaint history on the Karnataka RERA portal, rather than relying solely on the developer's word or a salesperson's claims.
For Assetz Palmscape specifically, here is where things stand as of this review:
- RERA Status: Pre-launch EOI stage. The project's RERA registration is still pending.
- Land Conversion: the land has undergone DC (Deputy Commissioner) conversion, meaning it has been formally converted from agricultural to non-agricultural residential use, a legal prerequisite for any plotted layout.
- Layout Approval: approved under BMRDA (Bangalore Metropolitan Region Development Authority) norms, the regulatory body governing layouts just outside core BBMP/BDA jurisdiction.
- Title: represented as a clear, freehold, marketable title, verified by the developer's own legal team. As with any land purchase, we recommend an independent title and encumbrance check before you sign anything: never rely solely on the seller's legal opinion.
6. What Buying at the EOI Stage Actually Involves
For buyers new to the plotted-development process, here is the realistic sequence, step by step:
- You pay the ₹3 Lakh EOI token to register interest and secure a place in the allocation order.
- When the developer opens formal bookings, EOI holders are typically given first access to plot selection ahead of the general public.
- You choose a specific plot number, sign a booking agreement, and agree the payment schedule.
- Before final registration, you (or your advisor) verify the RERA certificate, the DC conversion order, the BMRDA layout approval, and an encumbrance certificate for that specific plot: not just the layout as a whole.
- You proceed to the sale agreement and registration, paying applicable stamp duty and registration charges, which in Karnataka are levied as a percentage of the property's sale value or the government's guidance value, whichever is higher.
That fourth step is the one most first-time buyers skip, and it's the one that matters most. A layout-level RERA registration or BMRDA approval doesn't automatically mean every individual plot is free of disputes: always ask for plot-specific documentation, not just the project brochure.
Our Honest Assessment
Assetz Palmscape is one of the more credible plotted opportunities in North Bangalore heading into 2026. The combination of an established, two-decade developer, a legally structured pre-launch process, a location directly on the STRR alignment, and a genuinely differentiated ecological design, the Miyawaki forest and 60%+ open space are not typical for this price category, make it stand out from the generic plotted layouts that have flooded this corridor.
The honest caveats: pricing isn't published yet, so you're committing an EOI token before you know the final numbers, and the RERA registration is still pending; both are normal for a project at this stage, but they mean this is a decision for buyers comfortable with pre-launch uncertainty in exchange for pre-launch pricing, not a same-week purchase decision. For NRI buyers and long-term capital-appreciation investors with a 5+ year horizon, it remains a high-conviction shortlist candidate, provided you independently verify the RERA number and title before converting the EOI into a full booking.
