That single detail sets the tone for this article: there is enough verified information here to be genuinely useful to an early-interest buyer, but not enough to pretend this is a fully launched, RERA-registered project. Where the source material itself contained a conflict, we resolved it explicitly rather than guessing: the fact sheet's total unit count read "260," but three independent graphics (the elevation banner, the amenities render and the master plan) all stated "270 Apartments." We've used 270 throughout, and you should treat any listing quoting 260 units for this project as working from the older, uncorrected figure.

The specification sheet is more detailed than the floor plans, and worth reading closely if low-density living is the reason you're interested in this project in the first place: 4 units per floor with no common wall, a 4x8 ft main door with 4-way digital access, Italian marble flooring in the living room, dining room and 2 bedrooms with wooden flooring reserved for the master bedroom, Kohler or equivalent bathroom fittings, 9.7 ft ceiling heights, double-side ventilation in every room, and 8 ft windows glazed with St. Gobain glass. The marketing material states "40+ Amenities" without listing every one, though the two branded graphics we reviewed named eight core amenities directly: a clubhouse, swimming pool, landscaped gardens, gymnasium, children's play area, indoor games, a multipurpose hall and a jogging track, plus a 2-level basement parking structure, a grand entrance lobby and 24x7 security called out separately on the elevation banner.

For context on where that rate sits in the market: independent aggregator estimates for the broader Yelahanka apartment segment have placed average pricing somewhere in the Rs 8,000-9,000 per sq ft range through 2026, though that figure blends a wide range of project ages, locations and specification levels and shouldn't be read as a precise benchmark. Divyasree's stated Rs 15,000 per sq ft rate sits well above that broad average, which is consistent with a low-density, 4-units-per-floor product positioned closer to Hebbal and Manyata Tech Park than the more established core of Yelahanka New Town further north. Whether that premium is justified for your specific situation is a judgment call worth making with full information, not a reason to dismiss the project outright.
4. RERA: The Honest Answer Is "Not Yet"
This is the single most important thing in this article, so we're stating it plainly rather than burying it: Divyasree The Quiet Side does not currently have a published Karnataka RERA registration number. The developer's own fact sheet lists the RERA field as "To be Advised." That phrase means exactly what it says, the registration is pending, not that it exists somewhere and simply wasn't shared with us.
Under the Real Estate (Regulation and Development) Act, 2016, a developer is required to register a project with RERA before advertising, marketing, booking, selling or offering to sell any unit in it, with certain narrow exceptions. In practice, this means "register your interest ahead of launch" activity of the kind this page is built around is common and legal during a genuine pre-launch phase, but any activity that functions as an actual sale or booking should not happen until a RERA number exists. If anyone offers to take a booking amount or sign an agreement for a specific unit in this project before a RERA number is issued and published, that is a red flag worth pausing on, independent of how reputable the developer otherwise is.

The pin sits on Bellary Road (NH-44) closer to Vidyaranyapura, Kodigehalli and Sathanur than to the established heart of Yelahanka New Town further north, with Kristu Jayanti (Deemed to be University) and a cluster of forest/park landmarks (Avalahalli Forest, Bagalur Bamboo Forest, Abbigere Park, Jarakabandi State Forest) named as nearby reference points. Hebbal and Manyata Tech Park sit south along the same corridor via Outer Ring Road, while Yelahanka proper and Rajanukunte continue north on NH-44. 6. Who Should (and Shouldn't) Register Interest Now
Registering interest ahead of a formal launch makes sense for a buyer who specifically wants the low-density, no-common-wall design this project is built around, who is comfortable with a multi-year, pre-RERA commitment horizon, and who treats "register interest" as exactly that, an information request, not a booking. It's a weaker fit for anyone who needs a firm possession date to plan around, or who isn't prepared to independently verify RERA status before any money changes hands.
Our Honest Assessment
We'd rather under-promise here than over-sell a project that, by its own developer's admission, is still "Coming Soon." What's genuinely verified: a 5.5-acre, 3-tower, 270-unit layout with an unusually low 4-units-per-floor, no-common-wall design, three named configurations with stated sizes, a clearly stated per-sq-ft rate, and a location on the Bellary Road corridor with real connectivity to Manyata Tech Park and Hebbal. What's not yet verified: RERA registration, a possession date, dimensioned floor plans for any of the three configurations, and any total price figure beyond the stated rate. That's not a project we'd recommend booking into today, because there's nothing to book into yet in the legal sense. It is one we think is reasonable to register early interest in, provided you go in with eyes open about what's confirmed and what isn't, and provided you independently verify the RERA number the moment it's published rather than taking anyone's marketing material, including this article, as the final word.
