Sattva Ekatra (Sattva Thippapura), Doddaballapur: Price, Plots & RERA Review

Sattva Thippapura Doddaballapur plotted development illustration

Sattva Ekatra, launched under the code name Sattva Thippapura, is a new plotted residential development from Sattva Group in Thippapura, Doddaballapur, on the northern edge of Bangalore. Plot sizes, the layout plan and size-wise indicative prices have been released, and the project is now registered with Karnataka RERA under PR/180926/008945. Final plot-specific rates are still worked out at booking. This is an independently written review of what we do know, what's still to be confirmed, and our honest read on where it fits for a buyer weighing a new-launch plotted purchase.

1. The Developer: Sattva Group

Sattva Group didn't start under that name. The business began in 1986 as Salarpuria Sattva, and over nearly four decades it has built out a portfolio that goes well past Bangalore, into Hyderabad, Pune, Kolkata and Goa, spanning residential apartments, plotted layouts, office campuses and IT parks. That's a wider footprint, and a longer operating history, than most builders active in the Doddaballapur plotted-development space right now.

Why does a founding date from the 1980s matter to someone evaluating a plot in 2026? Because a plotted layout is a multi-year promise: the roads, drainage, clubhouse and landscaped amenities shown in the master plan get built out gradually, often after most plots have already sold. A developer with decades of delivery history and completed projects across several cities has more at stake, reputationally, in following through than a newer entrant would. It doesn't remove the execution risk of a new layout, but it does change the baseline you're underwriting against. Sattva Thippapura extends that longer track record into Doddaballapur, giving the project a level of developer credibility that a first-time or unknown builder wouldn't carry into a new launch of this scale.

2. Location: Thippapura, Doddaballapur

The project sits in Thippapura, on the Doddaballapur side of North Bangalore. Doddaballapur has a long-standing industrial base and is increasingly discussed as part of the broader North Bangalore growth corridor anchored by Kempegowda International Airport. Some reference distances:

  • Doddaballapur Main Road (NH-44 Extension): the project fronts this road directly
  • Satellite Town Ring Road (STRR): ~1 min, effectively adjacent
  • Doddaballapur Railway Station: ~7 min
  • Integrated Textile Park: ~10 min
  • Foxconn: ~20 min
  • Devanahalli: ~30 min
  • Kempegowda International Airport: ~35 min
  • Doddaballapur Town: ~10 min
  • KIADB Aerospace Park: nearby, via STRR
  • Manyata Tech Park: ~40 min

Travel times are approximate and shift with traffic and route. The STRR figure is the one that matters most for this site: the ring road links Doddaballapur to Devanahalli and the airport side without routing through the city, which is why industrial and manufacturing investment (the textile park, Foxconn's facility and the aerospace zone) has clustered along it. For day-to-day needs, Doddaballapur town already has schools, hospitals, supermarkets and local retail, while larger malls and hospitals are reached via STRR or Bellary Road.

For a deeper look at why Doddaballapur specifically is drawing investment attention right now, including the region's industrial pipeline, see our companion piece: Doddaballapur Real Estate: Why This North Bangalore Corridor Is Worth Watching.

3. The Project: What's Confirmed So Far

Sattva Thippapura is planned across approximately 25 acres, offering 500+ residential plots in five sizes, plus odd-dimension plots on corners and layout edges:

  • 20' x 30' (600 sq ft): the entry-level size, starting from ₹48 Lakh onwards
  • 30' x 40' (1,200 sq ft): the layout's most common size, from about ₹1.03 Cr onwards
  • 30' x 45' (1,350 sq ft): extra depth for a larger garden or setback, from about ₹1.17 Cr onwards
  • 30' x 50' (1,500 sq ft): a roomier footprint, from about ₹1.29 Cr onwards
  • 30' x 60' (1,800 sq ft): the largest standard size, in prime positions, from about ₹1.55 Cr onwards
  • Odd-dimension plots: corner and edge plots, some with dual road frontage, priced on request

The master plan itself numbers just over 500 plots, which is why we now describe the project as 500+ plots rather than the 300+ figure some early listings carried. Planned amenities span active living (multipurpose playground, skating rink, calisthenics gym), wellness (swimming pool with kids' pool, gym with yoga and aerobics, meditation and yogashala), social spaces (clubhouse with banquet space, indoor games lounge, bonfire deck), everyday family areas (children's and toddler play zones, pet park) and an outdoor working space, alongside 24/7 CCTV security and internal roads throughout the layout.

4. Pricing: Reading a New-Launch Starting Price Correctly

Indicative size-wise pricing has now surfaced, and it's worth reading carefully:

Plot SizeIndicative Starting PriceApprox. Rate
600 sq ft (20' x 30')₹48 Lakh*~₹8,000/sq ft
1,200 sq ft (30' x 40')₹1.03 Cr*~₹8,580/sq ft
1,350 sq ft (30' x 45')₹1.17 Cr*~₹8,670/sq ft
1,500 sq ft (30' x 50')₹1.29 Cr*~₹8,600/sq ft
1,800 sq ft (30' x 60')₹1.55 Cr*~₹8,610/sq ft

*Indicative, before development charges, preferential location charges (PLC), GST where applicable, stamp duty and registration. Subject to change; confirm against the developer cost sheet.

Two things stand out. First, the 600 sq ft plot is noticeably cheaper per square foot than the rest, so the ₹48 Lakh headline understates what most buyers will actually pay: the bulk of the layout is 1,200 sq ft and up, where entry is above ₹1 Cr. Second, the larger sizes cluster tightly around ₹8,600 per sq ft, so moving from 1,200 to 1,800 sq ft is roughly a linear step up rather than a volume discount. The starting figure is typically the entry point into the cheapest available plot category, at the earliest stage of the project's pricing cycle: prices on most projects step up at each subsequent milestone (RERA registration, formal launch, construction progress) as risk to the developer, and therefore to the buyer, falls. The trade-off is the same one that applies to any early-stage launch: you're committing based on a starting price and category, not a plot-specific rate card you can compare line by line yet.

On a plotted layout, the base rate is only part of the final number. A corner plot, a park-facing plot or one on a wider road usually carries a premium, and development charges and taxes are added on top. Ask for a cost sheet for the specific plot numbers you are considering, not just the per-size starting price, and contact our team for current inventory.

5. Legal and RERA Verification: What to Check Before Booking

At Luxura Habitat, we don't recommend a project before completing legal verification. On a plotted development specifically, RERA (the Real Estate Regulatory Authority) registration is the single biggest structural protection a buyer has:

  • Ring-fenced funds: a registered project must keep buyer collections in a project-specific account, released against verified progress rather than free to be diverted elsewhere.
  • Enforceable delivery commitments: the developer registers against a stated completion timeline, with penalties if it slips.
  • Accurate marketing: plot sizes, amenities and layout details become part of the legal project disclosure once registered.
  • A public record you can check yourself: once registered, anyone can verify a project's status and approvals on the Karnataka RERA portal.

For Sattva Ekatra (Sattva Thippapura) specifically, here's where things stand as of this review: the project is registered with Karnataka RERA under PRM/KA/RERA/1250/301/PR/180926/008945 (often written as PR/180926/008945). Look the number up on the Karnataka RERA portal yourself to check the registered layout, land conversion status, approvals and declared completion date, and match them against what you're told before converting any interest into a booking.

6. What Buying at This Early Stage Typically Involves

For buyers newer to the plotted-development process, the realistic sequence looks like this:

  1. You register interest and receive the current indicative price list and available plot sizes. The project opened with Expressions of Interest (EOI); ask whether EOI or direct booking now applies, and get any EOI amount, refund terms and how it adjusts against the booking in writing.
  2. With RERA registration in place, you shortlist specific plot numbers and get their exact dimensions and final per-square-foot rates.
  3. You choose a specific plot, sign a booking agreement, and agree the payment schedule.
  4. Before final registration, you (or your advisor) verify the RERA certificate, land conversion order, layout approval and an encumbrance certificate for that specific plot, not just the layout as a whole.
  5. You proceed to the sale agreement and registration, paying applicable stamp duty and registration charges.

That fourth step is the one most first-time buyers skip, and it's the one that matters most: a project-level RERA registration doesn't automatically mean every individual plot is free of disputes.

7. Amenities and Layout: What's Planned

Beyond the plot itself, Sattva Thippapura's layout plan centers on a clubhouse zone with a swimming pool, kids' pool, tennis and multipurpose courts, ringed by themed open spaces: a rock garden, maze garden, meditation and yogashala, pet park, skating rink and a bonfire deck along the perimeter, plus wide internal roads with underground electrical and sanitary lines. For a plotted development specifically, amenities matter differently than they do on an apartment project: you're not paying a maintenance premium bundled into a monthly charge on a fixed unit, you're buying into a shared, professionally maintained common area around your own self-built home. That distinction is worth understanding upfront if this is your first plotted purchase: your ongoing costs will typically include a layout maintenance charge for these shared amenities, separate from whatever you spend building and maintaining your own house.

8. What You Can Build, and What to Check on the Plot Itself

The core appeal of a plot over an apartment is control. On a 1,200 to 1,800 sq ft plot here, you decide the bedroom count, how the living and dining spaces flow, whether there's a home office, how much space goes to parking, a private garden and terrace areas. You choose the architect and the pace of construction. What you can't do is ignore the rules: every house has to fit within the layout's development guidelines and the approved building bylaws on setbacks, ground coverage and height, so ask for those guidelines before you finalise a plot size, because they determine how much built-up area a given plot actually allows.

Before booking, run through a plot-level checklist rather than a project-level one:

  • Exact plot dimensions and orientation (east- and north-facing plots are often priced higher)
  • Width of the road the plot opens onto, and whether it's a corner plot with a premium attached
  • Development charges, maintenance charges and applicable taxes, itemised
  • Title documents, sanctioned layout and RERA status
  • Water and electricity provisioning and the infrastructure completion schedule
  • Handover conditions, any deadline to start construction, and resale restrictions

Then visit. Two plots of identical size can be very different purchases depending on where they sit relative to the clubhouse, the main internal roads and the open spaces, and a site walk with the master plan in hand shows that far better than a brochure does.

9. Who This Project Suits, and Who Should Wait

Based on what's currently known, Sattva Thippapura is a reasonable fit for a fairly specific buyer profile: someone who wants a self-build option in North Bangalore's industrial corridor, is comfortable committing based on an indicative starting price and plot category rather than a locked rate card, and has a multi-year horizon rather than needing to build or resell in the next 12 months. It's a weaker fit for a buyer who needs a specific plot dimension confirmed today to plan construction, needs bank financing pre-approved against a known per-square-foot rate, or would rather buy a plot where the roads, drainage and amenities are already built than wait for a new layout to be developed.

It's also worth comparing this against the alternative product type directly: buying a ready plot from an established, already-RERA-registered layout elsewhere in North Bangalore, at a higher entry price but with full documentation already in hand, versus buying into a new launch like this one at an earlier, more attractive price point but with more paperwork still to be completed. Neither choice is objectively better; it depends on how much you value certainty today versus a lower entry price with more patience required.

Our Honest Assessment

Sattva Thippapura is a genuinely early-stage new launch: an established developer entering a locality with real infrastructure momentum, with plot sizes, the layout plan and indicative size-wise pricing now released, and RERA registration (PR/180926/008945) now in place, but final plot-specific rates still set at booking. That combination cuts both ways. The upside is that early new-launch pricing is typically the most competitive a project will ever offer, and Sattva Group's track record reduces (without eliminating) execution risk relative to a first-time developer. The downside is straightforward: you're evaluating a starting price and a plot category, not a plot-specific rate card, and the layout still has to be built out.

For buyers comfortable with that level of pre-launch uncertainty in exchange for early pricing and Doddaballapur's industrial growth story, it's worth a shortlist conversation. Buyers who need certainty on exact dimensions and final pricing should get a plot-specific cost sheet and check it against the RERA record, rather than booking on today's indicative numbers alone.

Frequently Asked Questions

It is a plotted residential development, not apartments. Buyers purchase a serviced plot within the gated 500+-plot layout and build their own home, choosing from five plot sizes between 600 and 1,800 sq ft plus odd-dimension corner plots.

Indicative starting prices are ₹48 Lakh for 600 sq ft, ₹1.03 Cr for 1,200 sq ft, ₹1.17 Cr for 1,350 sq ft, ₹1.29 Cr for 1,500 sq ft and ₹1.55 Cr for 1,800 sq ft, before development charges, PLC, taxes and registration. Corner and premium plots are priced on request, and final pricing typically firms up once RERA registration is complete.

Yes. Sattva Ekatra (Sattva Thippapura) is registered with Karnataka RERA under PRM/KA/RERA/1250/301/PR/180926/008945, usually shortened to PR/180926/008945. Verify it yourself on the Karnataka RERA portal before booking.

The project fronts Doddaballapur Main Road (NH-44 Extension) and sits next to the Satellite Town Ring Road, roughly 35 minutes from Kempegowda International Airport, about a minute from STRR and around 7 minutes from Doddaballapur Railway Station.

It is a plausible shortlist candidate for buyers comfortable with a new-launch layout in exchange for early pricing, given the location's growth momentum, Sattva Group's track record and the project's RERA registration (PR/180926/008945). Buyers who need certainty on final per-sq-ft pricing should get a plot-specific cost sheet before committing.

Sattva Group was founded in 1986 as Salarpuria Sattva, giving it close to 40 years in real estate. Its portfolio spans residential apartments, plotted layouts, office campuses and IT parks across Bangalore, Hyderabad, Pune, Kolkata and Goa.

Yes. The plots are meant for independent homes designed to your own requirements, as long as construction follows the layout's development guidelines and the approved building bylaws for setbacks, coverage and height.

The project is taking Expressions of Interest in its pre-launch phase. Confirm the EOI amount, refund terms and how it adjusts against the final booking in writing before paying.

Check the sanctioned layout, plot dimensions and facing, road width, title documents, RERA status, an itemised cost sheet including development charges, PLC and taxes, the infrastructure and handover schedule, and water and power provisioning. Visit the site to see the plot's actual position.

Yes. Sattva Ekatra is the project's brand name, and Codename Thippapura was the name used in Sattva Group's early partner-preview material, after the Thippapura locality on Doddaballapur Main Road. Both names refer to the same 500+ plot layout.
