Jigani used to be a name you only heard from people who worked in its factories. That is changing. The Yellow Line metro now ends at Bommasandra, a few kilometres north; HCL, Biocon and Electronic City's tech parks are a short drive away; and branded developers have started arriving, most visibly Sattva Group with three 31-floor towers on Jigani Main Road.
So is Jigani a good place to buy a flat? The short answer: it is a very good place to live if you work nearby and a reasonable long-term bet, but it is not yet a polished residential suburb, and prices vary enormously between old local stock and new branded launches. This guide answers the questions buyers search for most, with numbers.

1. Where Jigani is
Jigani is a town in Anekal Taluk on Bangalore's southern edge. To its north are Bommasandra and Electronic City; to the west is Bannerghatta National Park; to the east are Chandapura and Hosur Road; and to the south the Jigani-Anekal Road runs on towards Anekal town. Jigani Main Road connects it to Bommasandra and Hosur Road, while roads west link to Bannerghatta Road and, further north, NICE Road.
It grew around the Jigani Industrial Area, one of the older KIADB industrial estates, and around a large granite-processing cluster. That history explains its character today: a working town with factories, warehouses and rental housing for the workforce, now being joined by gated apartment projects for tech and manufacturing professionals.
2. Property prices in Jigani
Locality guides tracking late 2025 and 2026 listings put Jigani's prices at:
| Property type | Price per sq ft | Typical budget |
|---|---|---|
| Apartments (1 to 3 BHK) | ₹4,400 to ₹6,750 (avg ~₹5,650) | ₹30 L to ₹75 L |
| Residential plots | ₹2,800 to ₹5,000 | ₹15 L to ₹45 L |
| Independent houses and villas | ₹5,500 to ₹8,000 | ₹55 L to ₹1.2 Cr |
Those averages hide a split market. Most of the stock is older, low-rise and built by local developers, and that is what keeps the average near ₹5,650. New branded launches are priced very differently: Sattva Jigani, a pre-launch high-rise of about 432 homes on Jigani Main Road, is indicating about ₹10,800 to ₹10,920 per sq ft, with a 1 BHK from about ₹71 lakh and a 3 BHK from about ₹1.91 crore. Neither number is wrong; they describe different products. When you compare, compare like with like: age, amenities, builder and carpet area.
3. Jobs and industries
Jigani's biggest strength is that people already work here. Employers in and around the area include HCL Technologies, Toyota Kirloskar Auto Parts, Otis Elevator, APC by Schneider Electric and the Akshaya Patra Foundation's kitchen, alongside hundreds of smaller manufacturing units and the granite cluster. Just to the north, the Bommasandra Industrial Area adds many more, and Electronic City, home to Infosys, Biocon and dozens of tech campuses, is about 10 km away.
Industrial demand is also growing. Property consultants expect fresh warehousing demand in the Bommasandra, Jigani and Harohalli clusters as the metro improves workforce access. For a homebuyer, a deep local job base means two things: short, often against-the-traffic commutes, and a steady pool of tenants.
4. Metro and connectivity
The Namma Metro Yellow Line, from RV Road via Silk Board and Electronic City to Bommasandra, opened all sixteen stations on 11 August 2025 and was carrying roughly 1.5 lakh passengers a day by mid-2026. Its southern terminal at Bommasandra is about 2 km from Jigani's northern edge, so how close you are depends on where in Jigani you buy. Sattva Jigani, for example, puts the Bommasandra metro and industrial area about 7.4 to 8 km away, or 15 to 20 minutes by road.
| From Jigani to | Approx. distance | Approx. time |
|---|---|---|
| Bommasandra metro (Yellow Line) | ~2 km from northern Jigani | 5 to 20 min depending on location |
| Electronic City Phase 1 | ~10 km | 15 to 20 min off-peak |
| Bangalore City railway station | ~28 km | 45 to 60 min |
| Kempegowda International Airport | ~62 km | 75 to 100 min |
Jigani also has its own railway station on the Bangalore-Hosur line, with Koppa Gate nearby. By road, Jigani Main Road and the Bommasandra link road connect to Hosur Road, and Jigani is within reach of NICE Road and Bannerghatta Road. The honest limitation: the airport, Whitefield, the Outer Ring Road and central Bangalore are all long drives. Jigani works best when your job is in the south.
5. Rent and rental yields
| Home | Typical monthly rent |
|---|---|
| 1 BHK | ₹6,000 to ₹11,000 |
| 2 BHK | ₹12,000 to ₹25,000 |
| 3 BHK | ₹25,000 to ₹35,000 |
On today's low purchase prices that works out to an average gross yield of about 4%, above the Bangalore average of roughly 3% to 3.5%. But yield depends on what you pay. On a branded new launch at ₹10,000+ per sq ft, even rents at the top of these ranges translate into roughly 2% to 3%. Older, cheaper flats are the yield play; new branded projects are a capital-growth play.

Schools
Options in and around Jigani include White Academy (CBSE, about 3 km), Sky International School (CBSE, about 4 km), Treamis World School (ICSE/ISC, about 8 km), Christ Academy Electronic City and Ryan International (about 10 km), Sherwood High (about 12 km) and Jain International Residential School (about 15 km). Navodaya Techno School and Cambridge Montessori are also in the area. Distances are approximate and depend on where you live.
Hospitals
Narayana Health City, one of India's largest multi-speciality campuses, is about 6 km away in Bommasandra. Closer by are smaller hospitals such as Medax Vijayashree (about 1.7 km), Mithra Multispeciality and Indira Hospital, while Apollo and Fortis on Bannerghatta Road are 16 to 18 km away.
Shopping and leisure
Daily needs are well covered locally. For malls, residents use M5 E-City Mall and the TEXS Mall outlets near Chandapura and Electronic City. Bannerghatta National Park and the lakes around Jigani, such as Hennagara Lake, are the main green escapes. What Jigani lacks is the dense café, restaurant and high-street culture of Koramangala or HSR Layout; you trade polish for space, cleaner air and lower prices.
7. Which authority governs Jigani?
Jigani is outside BBMP (now Greater Bengaluru) limits. Planning falls under the Bangalore Metropolitan Region Development Authority's regional framework through the local planning authority for Anekal, the industrial estates are governed by KIADB, and some outlying areas fall under gram panchayats. For a buyer this matters in three ways:
- Approvals: check that an apartment project has a sanctioned building plan from the correct planning authority, land conversion for residential use, and a Karnataka RERA registration.
- Khata and tax: confirm the property's khata status and which local body collects property tax, especially for resale flats and plots.
- Utilities: water and sewerage are not the same as in core Bangalore. Ask every project how water is supplied (borewell, tanker, recycled water), whether there is a working STP, and what that adds to maintenance.
8. New launch or resale?
Resale flats suit buyers who want to move in now, want a lower price per sq ft and are happy with fewer amenities. Check the occupancy certificate, khata, title chain, association records and actual water supply before buying.
New launches offer modern layouts, amenities and the latest construction, at a higher price and with a wait. In Jigani the leading example is Sattva Jigani (Sattva Amritya): about 432 homes in three B+G+31 towers on 6.37 acres, 1 BHK to 3 BHK, possession indicated for around 2029 to 2030 and RERA still to be advised. Our detailed Sattva Jigani review goes through its floor plans, carpet areas, price per sq ft and risks. Our honest assessment
Jigani is a good place to buy a flat if your work is in Jigani, Bommasandra, Electronic City or along Hosur Road. The commute advantage is real, the metro has changed the area's prospects, and you get far more home for your money than closer to the city. As a long-term investment it is reasonable, provided you buy carefully: verify approvals, khata and water, and do not overpay relative to what similar homes nearby actually sell for.
It is not the right choice if you commute north or east every day, or if you want a finished, lifestyle-rich suburb today. For that, Jigani is still a few years away. If you are considering a new branded project such as Sattva Jigani, treat the premium as a bet on the locality's future and buy it to live in.
