Godrej Wonderla, also listed by many portals as Godrej Plots Thiruporur, is the plotted township Godrej Properties is preparing to launch on a 47-acre parcel right next to the Wonderla Chennai amusement park, near Thiruporur at the southern end of the OMR IT corridor. The developer's channel-partner briefing describes 950+ plots from 750 to 2,400 sq ft, a 15,000+ sq ft Victorian-themed clubhouse and 62+ lifestyle amenities, with an Expression of Interest (EOI) window opening soon and the launch expected in December 2026. This review sets out what has actually been confirmed, what the prices mean per sq ft and per plot, where the different versions of the project's details disagree, and who we think it suits.
Because the project is still pre-launch and pre-RERA, every figure here should be read as indicative. We have used the developer's own briefing, launch banner and master plan as the primary source, and we flag our own calculations clearly.

1. What Godrej Wonderla Actually Is
Godrej Wonderla is a plotted development, not a villa or apartment project. You buy a demarcated plot inside a large gated layout and build your own home on it, either straight away or years later. What Godrej adds on top of the land is the community: a single gated entrance plaza with a security cabin, curving internal roads, landscaped green pockets, and a central clubhouse with a pool, gym, multipurpose hall and outdoor courts. The developer's term for this is "plug and play" plots, meaning the infrastructure is meant to be ready so that an owner only has to plan and build the house.
The name causes some confusion. Godrej's own creatives call it Godrej Wonderla, a direct reference to the amusement park next door. Many portals and channel partners list it as Godrej Plots Thiruporur or Godrej Properties Thiruporur, and one listing uses Eachangadu village as a landmark. All of these point to the same project. Until the TNRERA registration is issued, the registration number, not the marketing name, will be the most reliable way to identify it.
2. The Land Deal Behind the Project
On 30 June 2026, Godrej Properties told the stock exchanges that it had bought a 47-acre land parcel in Chennai, off Old Mahabalipuram Road, outright. The company said it planned a primarily plotted residential project with an estimated developable potential of about 1.2 million sq ft and a revenue potential of about ₹500 crore, and it pointed to connectivity with the Siruseri-Kelambakkam employment corridor, including SIPCOT. The announcement did not name the village, but the acreage, the plotted format and the OMR location all match the project now being marketed as Godrej Wonderla.
Those two numbers are useful for sanity-checking the marketing figures. If the 1.2 million sq ft refers to saleable plot area, spreading it across 950 plots implies an average plot of roughly 1,260 sq ft, which sits comfortably inside the 750 to 2,400 sq ft range. And ₹500 crore of revenue across 950 plots implies an average ticket of about ₹52 Lakh, which lines up with starting prices of ₹36.99 Lakh for the smallest plots and ₹76.99 Lakh for the largest. In other words, the developer's public disclosures and the channel-partner pricing tell a consistent story. These are our back-of-the-envelope calculations, not Godrej figures.
3. Plot Sizes and What You Can Build
The briefing lists five specific sizes: 750, 1,000, 1,200, 1,500 and 1,646 sq ft. The master plan labels plots from 750 up to 2,400 sq ft, and the launch banner groups them into four categories. Chennai buyers often think in grounds (one ground is 2,400 sq ft), so we have added that conversion.
| Category | Size range | In grounds | Typical home |
|---|---|---|---|
| Cottage Plot | 750-999 sq ft | ~0.31-0.42 | Compact single-level or G+1 home |
| Villa Plot | 1,000-1,199 sq ft | ~0.42-0.50 | Duplex villa for a nuclear family |
| Bungalow Plot | 1,200-1,499 sq ft | 0.50-0.62 | Villa with garden setback and parking |
| Mansion Plot | 1,500-2,400 sq ft | 0.62-1.00 | Large bungalow with courtyard or garden |
How much you can actually build depends on the setbacks, floor space index and height limit that apply to the approved layout, plus any design guidelines Godrej sets for the community, such as elevation rules, boundary wall heights or a requirement to use approved architects. None of these has been published yet. If you plan to build a specific home, for example a four-bedroom duplex with a home office, ask for the guidelines before you choose your plot category, because the difference between a 1,000 sq ft and a 1,200 sq ft plot can decide whether a design fits.
4. Prices: Per Plot, Per Sq Ft and All-In
The launch banner prints a starting price for each category. Dividing each price by the smallest size in its band gives an entry rate per sq ft:
| Category | Starting price | Entry size | Entry rate / sq ft* |
|---|---|---|---|
| Cottage | ₹36.99 Lakh | 750 sq ft | ~₹4,930 |
| Villa | ₹49.99 Lakh | 1,000 sq ft | ~₹5,000 |
| Bungalow | ₹49.99 Lakh | 1,200 sq ft | ~₹4,170 (confirm) |
| Mansion | ₹76.99 Lakh | 1,500 sq ft | ~₹5,130 |
*Luxura Habitat calculations. The pattern is clear for three of the four categories: Godrej is pricing the entry plots at roughly ₹4,900 to ₹5,100 per sq ft. The Bungalow figure is the odd one out. The banner shows exactly the same ₹49.99 Lakh as the Villa category, which would make a 1,200 sq ft plot cheaper per sq ft than a 1,000 sq ft one. That is possible as an early-bird offer, but it looks more like the Villa price was repeated, so treat it as unconfirmed until the official price list is out.
The starting price is also not what you will pay in total. In Tamil Nadu, plot purchases attract 7% stamp duty and a 2% registration fee on the higher of the sale price and the guideline value. On top of that, most large gated projects add preferential location charges for corner, park-facing or wider-road plots, a clubhouse or infrastructure charge, and an advance maintenance deposit. Using only the government levies, the cheapest Cottage Plot works out to roughly ₹40.3 Lakh and an entry Mansion Plot to roughly ₹83.9 Lakh, before any of the developer's extra charges. Ask for a cost sheet that lists every component so you can compare like with like.
5. Where the Different Sources Disagree
Several versions of this project's details are circulating, which is normal for a pre-launch project but worth knowing about so you are not surprised later.
| Detail | Developer briefing, banner & master plan | Other listings |
|---|---|---|
| Land area | ~47 acres | 50 acres on some portals |
| Plot sizes | 750-2,400 sq ft (750, 1,000, 1,200, 1,500, 1,646 named) | 1,200-2,400 sq ft (1,200, 1,500, 1,800, 2,000, 2,400) on one portal |
| Prices | From ₹36.99 L, ₹49.99 L, ₹49.99 L, ₹76.99 L | "On request" on one portal; another quotes Bungalow ₹60.49-65 L and Mansion/Estate ₹75.99 L to ₹1.23 Cr |
| Status | EOI opening soon; launch Dec 2026 | One portal claims "launched, all approvals incl. RERA received" |
| Possession | Not stated | Dec 2030 on one portal |
| Airport distance | ~45 mins (location map) | Quoted anywhere from 25 to 55 km |
We give the most weight to the developer's own material, and the 47-acre figure is independently backed by Godrej's June 2026 exchange filing. The claim that RERA has already been received is the one we are most sceptical about: the developer's own briefing still talks about an EOI window and a December 2026 launch, and no registration number has been published. If a seller tells you the project is RERA approved, ask for the number and check it yourself on rera.tn.gov.in.
6. RERA, EOI and What to Check Before Paying
Under the RERA Act, a real estate project cannot be advertised for sale, booked or sold before it is registered with the state authority, and in Tamil Nadu the rules on project advertising were tightened from July 2026 (see our explainer on TNRERA's new ad penalty rules). That is why large developers collect refundable EOIs before launch rather than bookings. An EOI typically gives you priority in plot selection when bookings open, but it is not an allotment and should not lock you in.
Before you pay an EOI for Godrej Wonderla, get answers to five things in writing: the EOI amount and whether it is fully refundable without deduction; the account it is paid into (it should be a Godrej Properties account, never an individual's); how priority is decided when bookings open; whether the EOI price is protected if the launch price is higher; and the timeline for refund if you decide not to proceed. After registration, read the RERA-approved layout, the agreement for sale and the committed completion date before paying the booking amount, and check that the plot number you were shown on the master plan is the one allotted to you.
7. Amenities and the Victorian Clubhouse
The clubhouse is the project's signature. The master plan places a 15,000+ sq ft Victorian-styled Grand Club at the centre of the layout with a swimming pool, a multipurpose hall and a clubhouse plaza around it. The developer's list of 62+ amenities names a temperature-controlled pool, a modern gym, pickleball and paddle courts, outdoor sports courts, jogging and walking trails, a skating rink, a yoga and meditation lawn, pet parks and festive party lawns. The master plan also marks tennis courts, a kids' play area and a second pet park, and the amenity renders supplied with the project show a badminton court, an indoor games room, a mini theatre, a spa, a business lounge and a lotus pond.
For a plotted project, this is an unusually full amenity set. Most plotted layouts on OMR offer a park, a children's play area and perhaps a small community hall; very few have a clubhouse of this size. The trade-off is maintenance: a large clubhouse and pool have to be run and paid for, so ask about the expected maintenance charge per sq ft of plot area and whether there is a corpus deposit. The amenity renders are indicative and some are generic visuals, so judge the clubhouse by the final plans rather than the marketing images.
8. Location and the Real Commute
The site is in Illalur, in Thiruporur taluk of Chengalpattu district, between the Thiruporur-Guduvancherry Road and Illalur Village Road, with Wonderla Chennai immediately beside it. The developer's location map gives these times:
| Destination | Approx. time / distance | Source |
|---|---|---|
| OMR junction | ~10 mins | Developer location map |
| SIPCOT IT Park, Siruseri | ~25 mins | Developer location map |
| Chennai International Airport | ~45 mins | Developer location map |
| HCL and Polaris, Navalur | ~35 mins | Project listing |
| Cognizant and Infosys, Sholinganallur | ~45 mins | Project listing |
| Chengalpattu railway junction | ~25 km | Project listing |
| SSN College of Engineering | ~8 km | Project listing |
| KMC Speciality Hospital, Thiruporur | ~2 km | Project listing |
Our reading: this is a good location for anyone working at Siruseri, Kelambakkam or Navalur, a manageable one for Sholinganallur, and a long daily commute for anyone in Guindy, T. Nagar or the CBD. The East Coast Road and its beaches and resorts are within easy weekend reach. As always, drive the route at your actual commute hours before deciding; peak-hour OMR traffic can add a lot to the map times.
9. The Wonderla Effect
Wonderla Chennai is no longer a plan. The ₹611 crore park at Illalur was inaugurated by the Chief Minister on 1 December 2025 and opened to the public the next day, with 43 rides, 8 themed dining venues and capacity for around 6,500 visitors a day. It is expected to create about 1,000 jobs. For a residential community next door, this cuts both ways. On the plus side, a major tourist attraction tends to bring better road maintenance, street lighting, public transport and commercial activity such as restaurants and fuel stations, and it makes the location instantly recognisable. On the minus side, weekends and school holidays will bring visitor traffic on the approach roads. Visit on a Saturday as well as a weekday to judge the difference.
10. How It Compares With Other Godrej Options
| Project | Format | Scale | Entry price | Status |
|---|---|---|---|---|
| Godrej Wonderla, Thiruporur | Plots, 750-2,400 sq ft | 47 acres, 950+ plots | ₹36.99 Lakh | Pre-launch, EOI soon |
| Godrej Plots Coimbatore | Plots, 744-2,250 sq ft | 44 acres, 700+ plots | ₹37.99 Lakh | Pre-launch, EOI open |
| Godrej Azure, Padur | 2, 3 & 4 BHK apartments | 8.8 acres | ₹78.49 Lakh | New launch, possession May 2030 |
The closest comparison is Godrej's Coimbatore plotted project, which follows almost the same playbook: a large acreage, hundreds of plots in similar size bands, a sub-₹40 Lakh entry ticket and an EOI phase before RERA. Godrej Azure on OMR is a different product, an apartment with sea views closer to the job hubs, and it suits a buyer who wants a finished home and rental income rather than land. If you are deciding between land and a flat on this corridor, our OMR villa and apartment investment guide walks through rental yields and resale behaviour.
11. Who This Project Suits
Godrej Wonderla fits a buyer who wants to own land with a strong brand behind it, works or expects to work on the southern OMR stretch, is happy to build in a few years rather than immediately, and values a full clubhouse community over a standalone plot. It also suits NRIs and Chennai families who want a gated, maintained land asset that can later become a retirement or second home near ECR.
It is a weaker fit if you need to live in a finished home within two years, want the lowest possible price per sq ft (unbranded layouts in Thiruporur are listed far cheaper, as we show in our Thiruporur plots investment guide), or are not comfortable committing money before RERA registration.
Our Honest Assessment
Godrej Wonderla gets the big things right. It has one of India's most trusted developer names, a large enough site to deliver a genuine township with a real clubhouse, a location at the southern edge of a proven IT corridor, and a neighbour in Wonderla that has already put the area on the map. The developer's own exchange filing backs the 47-acre scale, and the pricing hangs together with its stated revenue potential.
The things to be careful about are the usual pre-launch unknowns, plus one specific to this project. The RERA number, possession date, final layout, specification sheet and full price list are all still to come, and the Bungalow price on the banner looks like it needs correcting. And at roughly ₹4,900 to ₹5,100 per sq ft, you are paying a clear brand premium over unbranded plots nearby, which only makes sense if you value the gated community, the clubhouse and the resale advantage that comes with the Godrej name. Our view: it is a strong shortlist candidate for long-horizon buyers on OMR, provided you limit yourself to a refundable EOI until registration and pick your plot carefully on the final master plan.
