A 47-acre premium plotted community by Godrej Properties, right next to Wonderla Chennai on the OMR-ECR corridor. 950+ plug and play plots from 750 to 2,400 sq ft, a 15,000+ sq ft Victorian-themed clubhouse and 62+ lifestyle amenities, surrounded by forest and greenery. Launch expected December 2026.
950+ premium plots on 47 acres beside Wonderla Chennai, Thiruporur, by Godrej Properties.
Godrej Wonderla, also listed as Godrej Plots Thiruporur, is a large-scale premium plotted development by Godrej Properties on about 47 acres right next to the Wonderla Chennai amusement park. Instead of buying a fixed apartment, you buy a serviced plot of 750 to 2,400 sq ft inside a gated, professionally planned layout, and then build the home you want: a compact cottage, a duplex villa or a full-ground bungalow with a garden. The developer calls them plug and play lifestyle plots, meaning roads, utilities and amenities are planned to be in place when you start building.
The scale is what sets it apart from most plotted layouts on OMR. More than 950 plots are arranged around a central 15,000+ sq ft Victorian-themed clubhouse, the Grand Club on the master plan, with a swimming pool, multipurpose hall, tennis courts, pet parks, a yoga lawn, a kids' play area and jogging trails threaded through landscaped greens. In all, the developer lists 62+ lifestyle amenities, and the site overlooks forest and open green land on its edges.
Location is the other half of the story. Thiruporur sits at the southern end of Chennai's OMR IT corridor, with the OMR junction about 10 minutes away, SIPCOT Siruseri about 25 minutes and easy access to the East Coast Road. Wonderla Chennai, a ₹611 crore theme park, opened next door in December 2025. On 30 June 2026, Godrej Properties announced the purchase of a 47-acre land parcel off OMR for a primarily plotted project with about ₹500 crore of revenue potential. The project is at pre-launch: an EOI window is expected to open soon, the launch is planned for December 2026, and the TNRERA registration number is yet to be issued.

Why buyers are looking at Godrej plots at the southern end of OMR, and what to weigh before paying an EOI.
The real estate arm of the 129-year-old Godrej Group, listed on the BSE and NSE since 2010.
Godrej Properties was set up in 1990 as the real estate development arm of the Godrej Group, founded in 1897 by Ardeshir Godrej. Headquartered in Mumbai, it listed on the BSE and NSE in 2010 and has been led by Executive Chairman Pirojsha Godrej since 2012, with Gaurav Pandey as Managing Director and CEO. The company works across 12 cities, including Mumbai, Pune, Bengaluru, Delhi-NCR, Hyderabad, Kolkata and Chennai, and reported FY25 pre-sales of about ₹29,444 crore. Every project launched since 2010 has been a certified green building, and it ranked first globally among listed residential developers on the GRESB benchmark in 2020, 2021 and 2022. In September 2026 ICRA reaffirmed its AA+ (Stable) rating, which we cover in what the ICRA rating means for Godrej buyers.
In Chennai, Godrej is building Godrej Azure, its sea-view apartment project at Padur on OMR, and the Godrej Sunrise Estate plotted community at Oragadam. It has also taken the same large-format plotted approach in Coimbatore with Godrej Plots Coimbatore, a 700+ plot layout opposite the Coimbatore Golf Club. Godrej Wonderla in Thiruporur, built on the 47-acre OMR parcel announced in June 2026, would be its largest plotted launch on the OMR side of Chennai.
Detailed answers on price, plot sizes, RERA, EOI, launch, location, loans and buying process for Godrej Wonderla Plots, Thiruporur.
Godrej Wonderla is an upcoming premium plotted development by Godrej Properties on a 47-acre land parcel right next to the Wonderla Chennai amusement park, near Thiruporur on the OMR-ECR corridor in Chengalpattu district. The developer's channel-partner briefing describes it as a large-scale lifestyle plotted community of 950+ plots ranging from 750 to 2,400 sq ft, with a 15,000+ sq ft Victorian-themed clubhouse and 62+ lifestyle amenities. Buyers purchase a gated, serviced plot and build their own home on it. The project is at the pre-launch stage, with an Expression of Interest (EOI) window expected to open before a launch planned for December 2026.
Yes. The developer's own creatives use the name Godrej Wonderla, while many property portals and channel partners list the same project as Godrej Plots Thiruporur or Godrej Properties Thiruporur. Some listings also mention Eachangadu village as a landmark. All of these refer to the Godrej Properties plotted development next to Wonderla Chennai. The official project name may be finalised at launch, so use the TNRERA registration number, once issued, as the definitive identifier.
The developer's location map places the 47-acre site immediately next to Wonderla Chennai at Illalur village, between the Thiruporur-Guduvancherry Road and Illalur Village Road, in Thiruporur taluk of Chengalpattu district. The OMR (Rajiv Gandhi Salai) junction is shown about 10 minutes to the east, Kelambakkam lies to the north, and the Thiruporur town centre with the Kandaswamy Murugan Temple is to the west. Godrej Properties' June 2026 announcement describes its new 47-acre Chennai parcel as located off Old Mahabalipuram Road, which matches this site.
The project is spread over about 47 acres with 950+ residential plots, according to the developer's channel-partner briefing and launch creatives. That works out to roughly 20 plots per gross acre before roads, parks and the clubhouse are deducted, which is typical for a large gated plotted township. On 30 June 2026, Godrej Properties announced it had acquired a 47-acre land parcel off OMR in Chennai for a primarily plotted project with an estimated developable potential of about 1.2 million sq ft and a revenue potential of about ₹500 crore. Some portals list the project as 50 acres; we use the 47-acre figure from the developer's own material.
The developer's briefing lists plot sizes of 750, 1,000, 1,200, 1,500 and 1,646 sq ft, and the master plan labels residential plots from 750 sq ft up to 2,400 sq ft. The launch banner groups them into four categories: Cottage Plots (750 to 999 sq ft), Villa Plots (1,000 to 1,199 sq ft), Bungalow Plots (1,200 to 1,499 sq ft) and Mansion Plots (1,500 sq ft and above). In Tamil Nadu terms, 750 sq ft is a little over 0.3 grounds (one ground is 2,400 sq ft), and the largest 2,400 sq ft plot is a full ground.
The developer's launch banner shows starting prices of ₹36.99 Lakh for Cottage Plots (750 to 999 sq ft), ₹49.99 Lakh for Villa Plots (1,000 to 1,199 sq ft), ₹49.99 Lakh for Bungalow Plots (1,200 to 1,499 sq ft) and ₹76.99 Lakh for Mansion Plots (1,500 sq ft and above). These are pre-launch starting prices and the official price list will be released with the EOI and launch. Stamp duty, registration, any preferential location charges (corner, park-facing or wider-road plots), clubhouse and maintenance deposits are usually extra.
Using the banner's starting prices against the smallest size in each band, the entry rate is roughly ₹4,930 per sq ft for a 750 sq ft Cottage Plot (₹36.99 Lakh), about ₹5,000 per sq ft for a 1,000 sq ft Villa Plot (₹49.99 Lakh) and about ₹5,130 per sq ft for a 1,500 sq ft Mansion Plot (₹76.99 Lakh). The banner shows the same ₹49.99 Lakh for Bungalow Plots from 1,200 sq ft, which would be about ₹4,170 per sq ft and looks like it may repeat the Villa figure, so confirm the Bungalow price when the official price list is out. These are Luxura Habitat's calculations, not developer quotes.
Because the project is still pre-launch, several versions of its details are circulating. Some portals list it as a 50-acre project with 1,200 to 2,400 sq ft plots and 'price on request'; others quote higher figures for the larger plots. This page follows the developer's own channel-partner briefing, launch banner and master plan: 47 acres, 950+ plots, 750 to 2,400 sq ft, and starting prices from ₹36.99 Lakh. Until TNRERA registration and the official price list are issued, treat every figure, including ours, as indicative and confirm it in writing before paying.
Not yet, as far as the developer's material shows. The channel-partner briefing describes the project as coming up with an EOI window opening soon and a launch expected in December 2026, and no TNRERA registration number has been published. One portal claims all approvals including RERA are in place, but we could not verify that, so we show the RERA number as 'to be advised'. Under RERA, a project cannot be sold or booked before registration, so any money paid now should be a refundable EOI. Verify the number on rera.tn.gov.in once it is issued.
An Expression of Interest (EOI) is a refundable token amount that registers your interest before a project formally launches. For large Godrej launches, EOI holders are usually given priority access to inventory and plot selection when bookings open after RERA registration. The EOI amount, refund terms and priority rules for Godrej Wonderla have not been published yet. Before paying, ask for a written receipt stating that the EOI is fully refundable if you do not proceed, and make sure payment goes to a Godrej Properties account, not to an individual.
The developer's channel-partner briefing states an expected launch in December 2026, with the EOI window opening before that. Launch dates for large projects can move with approvals, so register your interest to be told as soon as the EOI opens and the official launch date is confirmed.
Godrej Properties has not announced a possession or completion date yet. One property portal lists December 2030 as possession, but that is not confirmed by the developer, so treat it only as an indicative timeline. For a plotted project, 'possession' means handover of a developed plot with roads, drainage, water and power lines and the clubhouse in place. The committed date will appear in the TNRERA registration and your agreement for sale, which is the date you should rely on.
The developer describes these as plug and play lifestyle plots. In practice, that means the plot is handed over inside a fully developed gated layout, with internal roads, utility connections and community amenities already built, so you can start construction on your own home without having to arrange basic infrastructure yourself. Ask for the exact list of services that will be ready at handover, such as water, sewage, electricity and boundary demarcation, when you receive the brochure.
You can design an independent home to suit your family and budget: a compact single-level home on a 750 sq ft Cottage Plot, a duplex villa on a 1,000 to 1,500 sq ft plot, or a larger bungalow with a garden or courtyard on a 1,500 to 2,400 sq ft Mansion Plot. The built-up area you can achieve depends on the setbacks, floor space index and height limits in the approved layout and local building rules, and on any design guidelines Godrej sets for the community. Ask for those guidelines before you finalise a plot size.
The developer lists 62+ lifestyle amenities. Those named so far include a 15,000+ sq ft Victorian-themed clubhouse, a temperature-controlled swimming pool, a modern gymnasium, pickleball and paddle courts, outdoor sports courts including tennis, jogging and walking trails, a skating rink, a yoga and meditation lawn, pet parks, festive party lawns, a kids' play area and a multipurpose hall. The project's amenity renders also show a badminton court, indoor games room, mini theatre, spa, lotus pond, business lounge and an edge pool. The full list will come with the brochure.
The centrepiece of the layout is a clubhouse of more than 15,000 sq ft designed in a Victorian style. The master plan labels it the Grand Club and places it at the centre of the community, with the swimming pool, a multipurpose hall and a clubhouse plaza with a security cabin around it, so most plots are within a short walk. It is the main social and fitness hub for residents, and it gives the project a distinctive identity compared with typical plotted layouts on OMR that offer only a park and a small community hall.
The developer describes a gated community with 24/7 multi-tier security and CCTV, gated perimeter walls, rainwater harvesting, solar energy provisions and power backup. Portal listings for the project also mention blacktop internal roads, an underground water supply network, underground drainage and storm water management, underground electrical cabling, street lighting and avenue plantation. The detailed specification sheet has not been released yet, so ask for it in writing and check that the road widths and utilities match the RERA-approved layout.
According to the developer's location map, the OMR junction is about 10 minutes away, SIPCOT IT Park at Siruseri about 25 minutes, and Chennai International Airport about 45 minutes. The East Coast Road (ECR) is reachable via Kelambakkam and Kovalam. Other listings quote Chengalpattu railway junction at about 25 km and Polaris, Navalur and the Sholinganallur IT cluster at about 35 to 45 minutes. Travel times vary with traffic, so drive the route at your own commute hours before deciding.
Yes. Wonderla Chennai, a ₹611 crore amusement park at Illalur village in Thiruporur taluk, was inaugurated by the Tamil Nadu Chief Minister on 1 December 2025 and opened to the public on 2 December 2025. It has 43 rides and 8 themed dining venues, is built for about 6,500 visitors a day and is expected to create around 1,000 jobs. For nearby residents it brings better road upkeep, visibility and leisure options, but also weekend and holiday traffic on the approach roads, which is worth checking on a site visit.
Listings for the project cite St. John's Matriculation Higher Secondary School in Thiruporur (about 3 km), SSN College of Engineering at Kalavakkam (about 8 km), SMK Fomra Institute of Technology at Kelambakkam (about 10 km) and Hindustan Institute of Technology and Science (about 18 km). For healthcare, KMC Speciality Hospital and the Thiruporur Government Hospital are about 2 km away, and Chettinad Super Speciality Hospital at Kelambakkam is about 10 km away. These distances are approximate and taken from listings, so verify them on a map.
Three matter most. First, Chennai Metro Phase 2 Corridor 3 (Madhavaram to SIPCOT Siruseri) is targeted to run on the OMR stretch from Perungudi to Siruseri by 2027, and an extension from Siruseri to Kilambakkam via Kelambakkam (about 23.5 km) has been proposed and is awaiting approval. Second, the Chennai Peripheral Ring Road, running from Ennore Port to Poonjeri near Mamallapuram, is designed to improve long-distance connectivity across the southern periphery. Third, Wonderla Chennai itself has turned the Illalur area into a leisure destination. Treat the metro extension as a future possibility, not a certainty.
It has three strong ingredients: a top-tier developer brand, a large 47-acre gated format with a big clubhouse, and a location on the southern end of the OMR IT corridor next to a major new landmark. Branded gated plots also tend to be easier to finance and resell than unbranded layouts. The main caveats are that entry prices of roughly ₹4,900 to ₹5,100 per sq ft are well above many unbranded layouts in Thiruporur, the project is pre-RERA, and appreciation on the outer OMR stretch depends on infrastructure that is still being built. It suits buyers with a 5 to 10 year horizon rather than quick flips.
The main risks are that the price, plot sizes and layout can still change before RERA registration; the possession date has not been committed; the specification and amenity list is not yet in writing; and the outer OMR market is more sensitive to infrastructure timelines than the established inner OMR stretch. You can manage these by paying only a refundable EOI before registration, insisting on the RERA-approved layout and agreement for sale before the booking amount, and checking that the plot you are allotted is the one you selected on the master plan.
Plot loans are generally available for plots in approved, RERA-registered gated layouts from established developers, and Godrej projects are usually pre-approved by major banks once registered. Banks typically finance a lower share of a plot's value than of a ready home, and many lenders offer a composite plot-plus-construction loan if you plan to build within a set period. The list of approved lenders will be available after RERA registration. Check your eligibility early so you are ready when bookings open.
In Tamil Nadu, plot purchases currently attract 7% stamp duty and a 2% registration fee, calculated on the higher of the sale value and the government guideline value. On a ₹36.99 Lakh Cottage Plot, that is roughly ₹3.3 Lakh in total, and on a ₹76.99 Lakh Mansion Plot, roughly ₹6.9 Lakh. Rates and guideline values are revised from time to time, so confirm the current figures with your lawyer or the registration office before you budget.
Godrej Properties was established in 1990 as the real estate arm of the Godrej Group, which was founded in 1897. It has been listed on the BSE and NSE since 2010, is led by Executive Chairman Pirojsha Godrej, and works across 12 Indian cities. The company reported FY25 pre-sales of about ₹29,444 crore, and in September 2026 ICRA reaffirmed its AA+ (Stable) credit rating. Every project it has launched since 2010 has been a certified green building, and it has ranked first globally among listed residential developers on the GRESB sustainability benchmark.
Yes. Godrej Azure is a sea-view apartment project at Padur on OMR, about 15 km north of Thiruporur, and Godrej Sunrise Estate is a plotted development at Oragadam on Chennai's western side. Godrej also has a large plotted project in Coimbatore. Godrej Wonderla would be its most significant plotted launch on the OMR side of Chennai.
They suit different buyers. Godrej Azure at Padur offers ready-designed 2, 3 and 4 BHK sea-view apartments from about ₹78.49 Lakh, closer to the Kelambakkam and Siruseri job hubs, with possession targeted for 2030. Godrej Wonderla is a plotted community further south where you buy land from ₹36.99 Lakh and build your own home, with a larger clubhouse and no shared walls. Choose Azure for a lower-effort apartment with rental potential, and Wonderla for land ownership, design freedom and a longer-horizon investment.
It can be. NRIs may buy residential plots in India, and a branded, gated plot near OMR is a common choice for those who plan to build or retire in Chennai later. Payments must come from NRE, NRO or FCNR accounts or through normal banking channels, and if you are not present for registration you will need a properly executed and attested power of attorney. Ask for a digital walkthrough of the plot and master plan, and get an independent title opinion before paying.
The maintenance charge and any clubhouse membership or corpus deposit have not been disclosed yet. For gated plotted communities with a large clubhouse and pool, buyers usually pay a monthly or annual maintenance charge per sq ft of plot area, plus an advance for the first one or two years. Ask for these charges in writing along with the price list so you can compare the total cost of ownership with other projects.
Listings for the project state that plot planning takes Vastu considerations into account and that plots are oriented for natural light and ventilation. In practice, a layout of 950+ plots will have plots facing every direction, so if Vastu or a particular facing (such as east or north) matters to you, pick your plot carefully on the master plan when plot selection opens. Corner and park-facing plots usually carry a premium.
Fill in the enquiry form on this page or message us on WhatsApp, and we will share the brochure, the master plan and the price list as soon as Godrej Properties releases them, along with EOI details and site visit slots. The master plan shown on this page is the developer's preliminary 'coming soon' version, so the final plot numbers, road widths and amenity positions may change.
Be first to receive the EOI date, official price list, master plan and site visit slots for Godrej Wonderla Plots, Thiruporur.
