For most of the last two decades, Thiruporur was known to Chennai mainly for its Murugan temple and as the point where OMR stops feeling like a city. That is changing quickly. The IT corridor has crept south through Sholinganallur, Navalur, Siruseri and Kelambakkam; Wonderla opened its ₹611 crore Chennai park at Illalur in December 2025; Metro Phase 2 is targeted to reach Siruseri by 2027; and in June 2026 Godrej Properties bought a 47-acre parcel off OMR for a large plotted township next to Wonderla. This guide looks at whether buying a plot in Thiruporur makes sense in 2026: what drives demand, what land actually costs, which infrastructure is real and which is still on paper, and how to buy safely.
1. Where Thiruporur Is, and What Counts as "Near Wonderla"
Thiruporur is a town and taluk in Chengalpattu district, on Rajiv Gandhi Salai (OMR) roughly 10 to 12 km south of Kelambakkam. To its east lie Kovalam and the East Coast Road; to its west, the Thiruporur-Guduvancherry Road runs inland towards Vandalur and GST Road. Wonderla Chennai is at Illalur village in the same taluk, a short drive inland from OMR. When listings say "near Wonderla", they usually mean the band of villages around Illalur, Eachangadu and the Thiruporur-Guduvancherry Road, where the larger new layouts, including Godrej's upcoming project, are coming up.
The town itself is old and well served for daily needs: the Kandaswamy Murugan Temple is a regional landmark, and there are schools, a government hospital and private clinics within a few kilometres. What it has lacked until recently is the kind of planned, gated residential supply that buyers further north on OMR take for granted.
2. Why Buyers Are Looking at Thiruporur Now
The IT corridor's southward march
Every phase of OMR's growth has followed the same pattern: jobs arrive, rental demand follows, and land prices rise first in the nearest open stretch. SIPCOT IT Park at Siruseri, with large campuses such as TCS, is now a mature employment hub, and Kelambakkam has become a residential suburb in its own right. Thiruporur is the next open stretch along the same road, about 25 minutes from Siruseri by the developer location map for the Godrej project.
Wonderla, a landmark that is already open
Wonderla Chennai was inaugurated on 1 December 2025 and opened to the public on 2 December, with 43 rides, 8 themed dining venues, capacity for about 6,500 visitors a day and around 1,000 expected jobs. Large leisure destinations tend to bring better roads, lighting, bus services and commercial activity in their wake, and they make an address instantly recognisable to buyers from across the city.
Branded developers arriving
The single biggest signal for the micro-market is Godrej Properties' entry. Its 47-acre plotted project, being marketed as Godrej Wonderla Plots, plans 950+ plots with a 15,000+ sq ft clubhouse. When a top-tier developer commits ₹500 crore of expected revenue to a location, it changes the reference point for land values around it, in the same way that large branded townships reset prices in parts of Oragadam and Guduvancherry.
3. What Land Costs in Thiruporur in 2026
Thiruporur land is not one market but three, and the price you pay depends heavily on which one you are in.
| Segment | Typical listed rate | Examples and notes |
|---|---|---|
| Unbranded DTCP layouts, smaller plots | ~₹1,200 to ₹2,500 per sq ft | Portal listings for local layouts around Thiruporur show rates in this band, e.g. ~₹1,194, ~₹1,722 and ~₹2,500 per sq ft |
| Established gated layouts, closer to OMR and Kelambakkam | ~₹3,500 to ₹5,000 per sq ft | Market commentary on lower OMR places Kelambakkam-Thiruporur land in this range |
| Branded premium township | ~₹4,900 to ₹5,100 per sq ft (entry) | Godrej Wonderla starting prices from ₹36.99 Lakh for 750 sq ft (our calculation) |
These ranges come from listings and commentary rather than registered sale deeds, so treat them as a starting point. The gap between the first and last rows is large, often two to four times per sq ft. Part of that gap is the brand. A bigger part is what comes with the land: internal blacktop roads, underground drainage and water lines, street lighting, a compound wall, security, a clubhouse, and the confidence that the approvals and title have been through a listed company's due diligence. A cheap unbranded plot that later needs you to pay for roads, drainage and legal clean-up can end up less of a bargain than it looks.
The other thing to remember is guideline value. In Tamil Nadu, stamp duty (7%) and registration fee (2%) are charged on the higher of your sale price and the government guideline value, and guideline values in growth areas get revised. Check the current guideline value for the specific survey number before you budget; our explainer on Chennai's 2026 registration and valuation rules covers how the Registration Department is handling this.
4. Infrastructure: What Is Real and What Is Still on Paper
| Project | Status (as of October 2026) | Relevance to Thiruporur |
|---|---|---|
| Wonderla Chennai | Open since 2 December 2025 | Landmark, jobs, road and service upgrades around Illalur |
| Chennai Metro Phase 2, Corridor 3 (Madhavaram to SIPCOT) | Under construction; Perungudi to Siruseri stretch targeted for 2027 | Brings metro to Siruseri, about 25 minutes north |
| Metro extension, Siruseri to Kilambakkam via Kelambakkam | Proposed (about 23.5 km, ~12 elevated stations, ~₹5,458 crore); awaiting approval | Would bring a station to Kelambakkam, closer to Thiruporur |
| Chennai Peripheral Ring Road | Planned, Ennore Port to Poonjeri near Mamallapuram | Better long-distance links across the southern periphery |
| OMR road upgrades | Ongoing on the Sholinganallur-Kelambakkam stretch | Shorter peak-hour commutes to the IT belt |
Our rule of thumb: price in only what is already open or under construction, and treat proposals as upside. Wonderla and the Corridor 3 work to Siruseri are real today. The Kelambakkam extension and the Peripheral Ring Road would help Thiruporur meaningfully, but approval and construction timelines for projects like these routinely slip by years. Do not let a seller value your plot as if the metro station is already built.
5. Commute Reality
Using the Godrej project's location map and listing data as a reference point near Wonderla, typical times are: OMR junction about 10 minutes, SIPCOT Siruseri about 25 minutes, Navalur (HCL, Polaris) about 35 minutes, Sholinganallur (Cognizant, Infosys) about 45 minutes and Chennai airport about 45 minutes. Chengalpattu railway junction is roughly 25 km away. That makes Thiruporur a practical base for people working anywhere from Siruseri to Navalur, and for families who value ECR's beaches and weekend options, but a long daily trip for anyone working in central Chennai. If you are comparing addresses further north, our Navalur and Siruseri commute guide sets out the trade-off between price and travel time along OMR.
6. Thiruporur vs Kelambakkam vs Guduvancherry
| Factor | Thiruporur | Kelambakkam | Guduvancherry |
|---|---|---|---|
| Corridor | Southern OMR | OMR, closer to Siruseri | GST Road |
| Main employment access | Siruseri, Kelambakkam, Navalur | Siruseri, Navalur, Sholinganallur | Mahindra World City, Guindy via GST Road |
| Rail and metro | None yet; metro extension proposed | Proposed metro extension station | Suburban rail on the Chennai Beach-Chengalpattu line |
| Land price level | Lowest of the three for comparable plots | Higher, more built-up | Mid, already well developed |
| Character | Open land, new townships, Wonderla, ECR nearby | Established suburb with schools and hospitals | Dense, mature residential suburb |
Thiruporur's case is essentially that it is the cheapest of the three today for a plot within reach of the OMR job market, with the most room for planned, gated development. Kelambakkam offers more ready social infrastructure at a higher price, and Guduvancherry offers rail connectivity on the GST side but less of a link to the OMR IT belt.
7. Branded vs Unbranded Plots: A Buying Checklist
Whichever plot you choose, run through these checks before paying anything beyond a refundable token:
- TNRERA registration: plotted layouts above 500 sq m or with more than eight plots must be registered with TNRERA before they are sold. Check the number on rera.tn.gov.in and read the approved layout.
- Layout approval: confirm DTCP (or CMDA, where applicable) approval for the layout and that your plot number appears on the sanctioned plan.
- Title documents: get a 30-year Encumbrance Certificate, patta and chitta in the seller's name, the parent documents, and an independent lawyer's title opinion.
- Land classification: check that the land is not classified as wetland, poramboke or water body, and that conversion from agricultural use was completed properly.
- Flood and drainage: Thiruporur has many lakes and low-lying patches. Ask locals how the site fared in heavy rain and check road levels against the surrounding land.
- Road and open-space handover: make sure roads and open spaces are gifted to the local body as required, so they are maintained and you are not stuck with them.
- Infrastructure in writing: roads, drainage, water, power lines and any amenities promised should be in the agreement with a completion date.
- Advertising red flags: unverifiable distance claims or missing RERA numbers in ads are themselves warning signs, see our note on TNRERA's new advertising rules.
A branded developer does most of this due diligence for you, which is a large part of what you are paying for, but you should still check the RERA registration and the agreement yourself.
8. The Risks Specific to Thiruporur
Four risks are worth naming plainly. First, infrastructure timing: the metro extension that would most benefit the area is still a proposal. Second, social infrastructure is thinner than in Kelambakkam or Navalur, especially for premium schools and large hospitals, so families moving in early will drive further for some needs. Third, supply: if several large plotted townships launch at once, resale demand for empty plots can be slow for a few years. Fourth, water and drainage vary sharply from parcel to parcel in a lake-rich landscape. None of these is a reason to avoid the area, but they are reasons to buy with a 5 to 10 year view and to choose the specific parcel carefully.
9. Who Should Buy a Plot in Thiruporur
Thiruporur suits long-horizon buyers: IT professionals on the Siruseri-Navalur stretch who want to build a home in a few years, families who want land near ECR as a future primary or second home, and NRIs looking for a registered land asset on Chennai's main growth corridor. It is less suited to anyone who needs rental income soon (an empty plot earns nothing) or who wants to flip within two or three years.
Our Honest Assessment
Thiruporur is at an interesting point. The fundamentals that made Siruseri and Kelambakkam work, jobs to the north and open land to build on, are in place, and two of its catalysts are no longer hypothetical: Wonderla is open, and a developer of Godrej's standing has committed a 47-acre plotted township. Land is still meaningfully cheaper than further north, and the range of options runs from budget DTCP layouts to premium gated plots.
The honest caveats are that the biggest transport upgrade is still on paper, daily-life infrastructure is thinner than in established suburbs, and title and drainage quality vary a lot between parcels. Our view: buy here for a 5 to 10 year horizon, favour RERA-registered, well-drained gated layouts, and price in only the infrastructure that already exists.
