Purva Hallmark Vajarahalli: Pre-Launch Review & What to Verify

Purva Hallmark Vajarahalli Pre-Launch Review
Pre-Launch Notice: Purva Hallmark is currently in pre-launch stage. RERA registration is not yet complete, and all pricing, unit and possession figures below are indicative and sourced from the developer's current marketing material — not a final, RERA-registered offering. Treat this as an early-look review, not a booking recommendation.

Off Kanakapura Main Road, at Vajarahalli, Puravankara Limited is pre-launching a high-rise residential tower with a genuinely rare feature for this corridor: it sits roughly 280 metres from Thalaghattapura Metro Station. Here's an honest, early-stage look at what's known so far — and what still needs to be verified before anyone puts money down.

1. The Developer: Puravankara Limited

Puravankara Limited was founded in 1975 and has been listed on the NSE and BSE since 2007 (ticker: PURVA) — one of Bengaluru's oldest and largest listed real estate developers, with operations spanning Bengaluru, Chennai, Hyderabad, Mumbai, Pune and more. In FY2024 the group reported record annual sales bookings of ₹5,914 Crore. That's a meaningfully different risk profile than a first-time or unlisted developer launching a pre-launch project.

2. What's This Project Actually Called?

This is worth flagging upfront: pre-launch inventory in this belt is being marketed under more than one name. Our source material referred to it as "Purva Hallmark," while public listings for the same site — matching acreage, unit count and pricing — use "Purva Diamond Vajarahalli" (also seen as "Purva Eminora"). This kind of naming drift is common before a project's RERA registration locks in a final, official name. If you're searching for this project independently, try all of these names, and confirm with the developer directly which one will appear on the eventual RERA certificate.

3. Location: Vajarahalli, Kanakapura Main Road

The site (Sy No. 19/2) sits directly on Kanakapura Main Road (NH 948) in Vajarahalli, South Bengaluru. Key proximity points from the developer's location map:

  • Thalaghattapura Metro Station (Green Line): ~280 metres — genuinely walkable
  • Vajarahalli, Doddakallasandra, Konanakunte Cross, JP Nagar & Banashankari Metro Stations: along the same Green Line corridor
  • NICE Road Junction: ~1.8 km
  • D-Mart: ~0.8 km
  • Forum South Mall: ~3.5 km
  • Turahalli Forest: ~2.1 km, for green cover

4. The Project: Scale and Configurations

Purva Hallmark is planned as high-rise towers (2 basements + ground + 29 floors) on approximately 3.6 acres, with around 250 residences — a genuinely low unit count for a tower of this height, suggesting larger, more spacious floor plates per unit. Two configurations are planned: a 3 BHK (Compact) at roughly 1,900-1,950 Sq.Ft, and a 3.5/4 BHK at roughly 2,100-2,250 Sq.Ft.

5. Pricing

ConfigurationAreaApprox. Starting Price
3 BHK (Compact)~1,900-1,950 Sq.Ft~₹2.76 Cr*
3.5 / 4 BHK~2,100-2,250 Sq.Ft~₹3.05 Cr*

*Pre-launch/EOI pricing at a base rate of ~₹14,500 per Sq.Ft, as shared by the developer's marketing team. Subject to change at formal launch.

At ~₹14,500 per Sq.Ft, this pre-launch rate sits at the premium end for the broader Kanakapura Road corridor — reflecting both the metro-adjacent location and Puravankara's brand positioning. Pre-launch/EOI pricing is typically the lowest a project will see before formal launch, but it also carries the most uncertainty, since neither the final unit mix nor the RERA-approved specifications are locked in yet.

6. What's Still Unconfirmed

As with any pre-launch project, several things aren't yet public:

  • RERA registration: Not yet filed/approved as of this review. No RERA number exists yet — be wary of any listing that shows one.
  • Final project name: Marketed variously as Purva Hallmark, Purva Diamond and Purva Vajarahalli.
  • Detailed floor plans and tower elevations: Not yet released publicly.
  • Final possession date: December 2031 is the developer's current indicative target, subject to change once RERA registration formalizes the commitment.

7. Amenities (Planned)

The developer's current marketing material lists a multi-level clubhouse with indoor games, co-working spaces and event halls; a temperature-controlled swimming pool, gym, badminton and basketball courts, and jogging/cycling tracks; plus 24/7 3-tier security, video door phones, vehicle-free pedestrian zones, EV charging, solar lighting and rainwater harvesting. As with all pre-launch amenity lists, treat this as a plan rather than a guarantee until it's reflected in RERA-registered project documents.

Our Honest Assessment

Purva Hallmark's strongest, most durable selling point is genuine metro-adjacency — 280 metres from Thalaghattapura Station is a rare, verifiable advantage that doesn't depend on future infrastructure delivery, unlike many "upcoming metro" pitches elsewhere in the city. Puravankara's listed, 50-year track record also reduces (though doesn't eliminate) developer-risk relative to smaller pre-launch players. That said, this remains an early-stage, non-RERA-registered listing: the project name itself is still unsettled in the market, floor plans aren't public, and pricing is EOI-stage rather than final. If you're evaluating this corridor, it's worth comparing against RERA-registered inventory like Aparna Wonder Woods before committing capital to a pre-launch position — and if you do proceed with Purva Hallmark, register interest to get updates, but hold off on any binding payment until RERA registration is confirmed and independently verified on the Karnataka RERA portal.
