Is Egattur a good place to buy a flat? For a lot of people working on Chennai's OMR, the honest answer is yes, with a few conditions. Egattur has quietly turned from a village on Rajiv Gandhi Salai into one of the corridor's more established residential pockets, helped by its position right next to SIPCOT IT Park in Siruseri, a string of large gated communities and, soon, a planned metro terminal. This guide looks at where Egattur actually is, who it suits, what you will pay, what the commute and daily life are like, and the downsides that brochures leave out.
1. Where Exactly Is Egattur?
Egattur sits on Old Mahabalipuram Road (OMR), officially Rajiv Gandhi Salai, in the southern part of Chennai's IT corridor. Driving south from the city, you pass Sholinganallur, then Navalur, then Egattur, then Padur and Kelambakkam. To the west is Siruseri, home to SIPCOT IT Park; to the east, the Buckingham Canal and, beyond it, East Coast Road (ECR) and the sea.
That position is the whole story of Egattur. It is far enough south to be calmer and cheaper than Sholinganallur or Perungudi, yet close enough to the SIPCOT cluster that many residents can drive to work in 10 to 15 minutes. It also sits in the Chengalpattu district part of OMR rather than inside Chennai Corporation limits, which affects property tax and civic services, something we come back to below.
2. Who Works Near Egattur
The demand for homes in Egattur comes mostly from the employers along this stretch of OMR. SIPCOT IT Park in Siruseri hosts large campuses including TCS and Cognizant, alongside companies such as Capgemini, Aspire Systems and Newgen. Nearby tech parks include Pacifica Tech Park and ETA Technopark SEZ. Further north, Sholinganallur and Perungudi host many more IT offices within a 20 to 40 minute drive, depending on traffic.
For a household where one or both earners work in SIPCOT, Egattur is about as close as you can live while still getting a large, gated community. That commute advantage is the single most important reason to consider it, and it is also why rental demand here is steady.
3. Connectivity and Commute Times
| Destination | Approx. distance from Egattur | Typical drive |
|---|---|---|
| SIPCOT IT Park, Siruseri | 2-5 km (varies by route) | 10-15 min |
| Navalur | 3 km | 5-10 min |
| Kelambakkam | 4 km | 8-10 min |
| ECR (East Coast Road) | 5-7 km | 15 min |
| Sholinganallur junction | 8-10 km | 15-30 min |
| Chennai International Airport | 25-30 km | 45-75 min |
The Kelambakkam-Vandalur Road links OMR to GST Road and the Chennai-Bengaluru side of the city, which helps anyone travelling to the airport or to Tambaram. ECR is a useful alternative route north when OMR is jammed.
The metro question
Corridor 3 of Chennai Metro Phase 2 runs from Madhavaram to SIPCOT and is planned to end at Siruseri, very close to Egattur. When it opens, it should change daily life here more than any other project, cutting the dependence on OMR road traffic for trips into the city. Metro timelines in Chennai have moved before, so treat the opening date as uncertain and do not pay a premium today only on the assumption that it will open soon.
4. Schools, Hospitals and Shopping
One reason Egattur has matured is that the social infrastructure caught up with the housing. Within a short drive you have:
- Schools and colleges: Hiranandani Upscale School (about 2 km), HLC International, Chettinad Vidyashram, BVM Global, SSN College of Engineering (about 6 km), Hindustan University and Sathyabama University.
- Hospitals: Chettinad Health City (about 5 km), Supreme Speciality Hospitals (about 4 km), Apollo Speciality Hospital on OMR, Gleneagles Global Health City and Dr. Rela Institute further north.
- Shopping and leisure: The Marina Mall at Egattur (about 2 to 3 km), Vivira Mall in Navalur (about 4 km), Mayajaal on ECR (about 8 km), plus supermarkets and restaurants along OMR.
For day-to-day needs you rarely have to go further than Navalur. The gaps are mainly specialist hospitals for complex treatment and some international schools, for which families sometimes drive towards Sholinganallur or the city.
5. Property Prices in Egattur
Egattur has a mix of completed, ready-to-move communities from developers such as Hiranandani and newer launches priced higher. As a broad guide (always check current listings), resale flats in older gated communities often trade below new-launch rates, while new branded launches on this stretch are quoted from around ₹7,000 to over ₹10,000 per sq ft depending on the developer, the unit size and what is included.
At the top of that range is Sobha Wisteria, the pre-launch Sobha project also listed as Sobha OMR, where launch listings quote 3 BHK homes of about 1,750 sq ft from ₹1.69 Cr*, roughly ₹9,650 per sq ft. Next door in Padur, Godrej Azure is quoted from ₹78.49 lakh for a 2 BHK, around ₹7,500 per sq ft on its entry units. The difference reflects brand, home size and positioning, not just location.
| Project | Locality | Homes | Starting price | Status |
|---|---|---|---|---|
| Sobha Wisteria (Sobha OMR) | Egattur | 3 & 4 BHK, 1,750-2,700 sq ft | ₹1.69 Cr* | Pre-launch, RERA awaited |
| Godrej Azure | Padur | 2, 3 & 4 BHK, 1,020-2,722 sq ft | ₹78.49 L* | New launch, TNRERA registered |
| Radiance Edgewood | Navalur | 3 & 4 BHK villas | On request | See project page |
*Indicative prices from developer or launch listings, subject to change. Verify current pricing before deciding.
6. Rental Demand and Yields
Because of SIPCOT, Egattur has a deep pool of tenants, mostly IT professionals and young families. Smaller homes rent most easily: a 2 BHK in a good gated community is the most liquid unit on this stretch. Large 3 and 4 BHK homes do rent, often to senior professionals and corporate leases, but the rent rarely rises in proportion to the price, so the rental yield on a ₹1.7 Cr to ₹3 Cr home is usually lower than on a 2 BHK.
In plain terms: if you are buying in Egattur mainly for rental income, a well-priced 2 BHK is usually the stronger choice. If you are buying a home to live in for ten years or more, with resale in mind, a larger home from a developer known for quality makes more sense, and Egattur's established status helps resale.
7. The Downsides Nobody Advertises
- OMR traffic: the drive north towards Sholinganallur and the city is slow at peak hours. Living in Egattur works best if your work is to the south, around SIPCOT, rather than in central Chennai.
- Waterlogging: parts of OMR, especially low-lying patches near the Buckingham Canal and the marshlands further north, have seen flooding during heavy northeast monsoon rains. Ask any developer about the site's level relative to the road, storm-water drainage and what happened on that plot in recent heavy-rain years.
- Water supply: many communities on this stretch rely on borewells and private tankers, with treatment plants. Check the water source, the tanker dependence and the monthly cost.
- Civic status: being outside Chennai Corporation can mean different property tax rules and a slower pace of road and drainage work. Check which local body the project falls under.
- Pre-launch risk: several newer projects here, including Sobha Wisteria, are at pre-launch with no TNRERA number yet. Pay only refundable amounts until registration is issued.
8. A Buyer's Checklist for Egattur
- Get the TNRERA number and check it on rera.tn.gov.in.
- Ask for the carpet area of each unit, not only the super built-up area.
- Get a written cost sheet including parking, clubhouse, corpus, GST, stamp duty and registration.
- Ask about storm-water drainage and the plot's flooding history.
- Check the water source and the monthly maintenance estimate.
- Drive the commute at peak hours before you commit.
- For under-construction homes, insist on a construction-linked payment plan.
Our Honest Assessment
Egattur is one of the better places on OMR to buy if your working life is tied to SIPCOT and the southern IT corridor. It has the schools, hospitals and malls that newer pockets further south still lack, a strong tenant base, and a planned metro terminal nearby. Its weaknesses are the ones shared by most of OMR: peak-hour traffic towards the city, monsoon drainage on some plots, and water supply that depends on how well each community is run.
If you are weighing a specific project here, start with the paperwork and the site rather than the brochure. For Sobha Wisteria in particular, we cover the price, the conflicting published figures and the RERA position in our Sobha Wisteria review, and you can request the brochure and price sheet here.
